Sanchinarro, suburbs of Madrid is a town which has a lot of new housing to satisfy the growth of population. The dispositi-on of the buildings in this area was very introverted. There was a central court-yard in a block and the buildings surrounded it. This introverted dispositi-on was conflicting with the Spanish culture since it was limiting the social exchange with the neighbors. So MVRDV proposed to solve this housing issue by changing the surface from horizontal to vertical.

The building was designed as a different proposal for the area which had similar building typologies so it is contradicting other buiding blocks in its nearby envi-ronment.

The high raised terras, the emptiness in the superblock creates a surface for the users to view the landscape on oneside and the city on the other. It also forms a frame for the Guadarrama Mountains.

Different buildings in this vertical neigh-borhood are color coded in this diagram to show the relationship between them on plans and elevation.

The circulation of the building is designed as the streets of this vertical urban fragment.

Mirador is a social housing project issued by the municipality of Madrid. MVRDV is hired by the municipality to address the housing issue in Madrid caused by the boom of migration after the opening of the european borders. In this situation MVRDV focused on integrating people with different lifestyles into this “superblo-ck” since the other examples of social housing in Spain has a wide range of users and they constantly change inhabitants. So in this project they designed different “buildings” in this vertical superblock according to their need. It is meant to accomodate a variety of people from students to single professionals, small families and larger families. MVRDV relied on their design of the circulation of the superblock and the high teras to create different surfaces of interacti-on for all the users. The circulation or “vertical streets” -as they call them- provide a fluid volume of interaction within the fragments of the superblo-ck as well as connecting each of them.

El Mirador is a very good example of how simple ideas can result in a very unique design. The concept behind it is as simple as taking a usual block in the area and rotating it 90 degrees to create one superblock which allows more surface to be used for other purposes on the ground floor as well as creating a raised public space framing the landscape. It proposes a new solution for a very architecturally infertile environment. It is also addressing the housing for low-income families issue.

However even though the building is praised by the architecture critics, the tenants of El Mirador claim that the architects were not as concerned in the social agenda of the building as much as they were with the aest-hetics of the building.
