In 1982 Ronald Reagan was in his second year as President, the most popular TV show was 60 Minutes, followed by Dallas, MASH & Magnum PI; AT&T broke up into the 22 baby bells; the US imposed an embargo on Libya for sup- porting terrorists; England and Argen- tina went to war over the Falkland Islands; the Weather Channel debuted on cable TV; the first CDs made their appearance in the German market; the Commodore 64 8-bit home computer made its debut, Time Magazine ‘s Man of the Year went to a non-human, “The Computer”, and the St. Louis Cardinals won the World Series. K linger chose Albuquerque after studying the town for two years. Albuquerque had the potential for steady growth and it had the feel of a small town compared to the largest southern cities. It was important to Klinger to be in a place where they could be a big part of a community, not just another company in a huge metropolis. I know that almost all of us are glad Klinger chose Albuquer- que. We have a great city with great weather, including all four seasons. There are plenty of state and national parks within a short drive for outdoor activities. We have great sports teams at the college level with the University of New Mexico and the professional level with the AAA baseball Isotopes.     over 20% of our workforce has been with Klinger for 15 years or more. Thank-you to everyone for being a dedicated member of our team.

    T here also has been a lot of change over the years. A lot of good people have retired and are en-joying life after work here in Albu-querque. We have lost valued mem-bers to illness or other unfortunate events. New employees have joined Klinger. The markets have changed but growth in our business has always allowed more and more people to join Klinger over the years. We now have almost 200 employees vs. the two we started with in 1982. Many of our cur-rent employees are under 30 and that’s younger than Klinger Albuquerque! In 1982 we completed $441,000 worth of construction vs. the $66,700,000 we completed in 2011. Our largest cus-tomer in the 1980s and early 1990s was General Electric in the south val-ley. Our first project at GE was awarded in July of 1984. The plant was shut down two years ago and torn down altogether last year.

    A lot of “Firsts” have become a constant for us over the years. We worked at Intel for the first time in September of 1988. There have been projects annually at Intel ever since. Our expertise in work at Intel increased in 1998 when the commit-ment was made to be part of the sus-taining contractor group at Intel. This required us to commit to completing work in the new trades of piping, sheet metal, and electrical. Our exper-tise in these areas has led to the open-

    ing of an office in Arizona to work at Intel Facilities at the Ocotillo plant in Chandler, Arizona.

    O ur first contract with Presbyte-rian Healthcare Systems was awarded in in 1983. We have worked on a Presbyterian project almost con-tinuously for the last 29 years.

    K linger’s first project in Santa Fe was in 1991 at the La Fonda Hotel. In 2011 we worked in Santa Fe on Caterpillar/CleanAIR and Santa Fe Studios. We annually have multiple projects in Santa Fe.

    O ur first out of town project was in Questa, NM in 1982. We worked in Socorro and Farmington this past year. We have had very few projects out of state, but we’ve trav-eled out of state when owners have requested. Our first out of state pro-ject was in 1984 in Springerville, Ari-zona. Work in Arizona with Intel should be a source of multiple projects as we go forward. Klinger will always take pride in doing as much of the work on a project as possible. Having this in house talent also helps in ob-taining work with others. Klinger’s first subcontract was for the concrete work on an Uptown office building in 1983. This past year we have worked as a subcontractor under McCarthy, Hoffman, Turner and Albuquerque Metals. Our first Church project was in 1985. Since then Churches have been an important part of our business and are usually five to 10% of our work each year. Last year we worked on St. Jude Catholic Church and San-dia Baptist Church.

    M uch has happened in the last 30 years at Klinger and around the world. There have been a lot of changes while a few things have re-mained constant. Klinger now has an office, yard building, training facility, and a satellite office with a pipe fabri-cation facility. The Albuquerque metro area now exceeds 800,000 with tre-mendous growth to the west side of town, Barrack Obama is in his third year as President, 60 minutes is still a top show for CBS along with a new genre of reality shows, phones are now wireless and down to 4-6 main carri-ers, war and terrorism are still in the news, cable channels now number 200 plus stations, and who needs a CD when you can download your music directly? Computers are cheaper, faster, and in color, but our cell phones are a million times more powerful than the first home com-puters in the 1980s. Oh yeah, the St. Louis Cardinals did win the World Series last year!

    T here is no doubt the next 30 years will present an even more exciting world. All of us look forward to Klinger’s continued growth as a company with multiple opportunities for construction in New Mexico and Arizona. We will see many new “Firsts” while also continuing to work with owners and specialty areas of construction as we have done in the past. Just like our first 30 years, we have talented, dedicated employees who will take us through the next 30 years, as well as help guide and train future generations of key Klinger employees.

    Retirement – Shirley Anderson

    We have said “Happy Retirement” to two long time Klinger employees in the past few months. Suzanne Scarborough had been that smiling face who greeted all that entered Klinger’s office doors while taking care of so many other duties since 1993. She was ready to join her hus-band Terry who had retired a few years before. They were looking for-ward to spending more quality time with their family.

    Soillo Armijo joined Klinger in 1984 as a laborer on the Northside Presby-terian Hospital. He was a very safe truck driver and excellent equipment operator. He now has time to go hunt-ing with his son. We wish them both joy, happiness and health in their retirements.

    Santa Fe Studios

    Lance Hool, CEO of the studios joked that he had specially ordered up the weather and the full moon that glowed over the Sangre de Cristo Mountains that were visible through the large door of one of the studio’s sound stages.

    It was perfect weather for the grand opening of the Santa Fe Studios. The completed facility includes two 18,000 square foot sound stages and 24,000 square feet of office space, as well as a warehouse for equipment storage and rental. Cinelease, one of the industry's

    Phase 1 & Phase II – Mark Maestas

    Klinger Completed National Dance Institute Phase I of the Hiland Theater renovation in July and started Phase II shortly after. Phase I consisted of adding offices, dance studios and overseeing Site Work for Bernalillo County. We are currently finishing up Phase II which consists of renovating the Theater area.     NDI-NM Celebrates

    New Center with Dance-A-Thon 2012

    – Shirley Anderson What a great way to get the historic building off to a fresh new start. The Hiland Theater was filled with kids of all ages ready to entertain a packed house. The stands were filled with NDI’s family, friends and supporters with smiles watching the kids entertain and energize the room. We were then asked to join the kids on stage to begin the dance-a-thon. It was great fun and very good exercise. I’m sure we all

    slept well that night. Thanks to Klinger’s team, Mark Maestas and his family, Tom and Debbie Novak, Antonio Trujillo and his family and Monica Banghart and her daughter Sabrina who has been in the NDI program for five years.

    Projects Under Construction

    Tricore Expansion 5901 Harper & 8800

    Montgomery – Brent Callahan

    Johnny Cooper and team have completed two more projects for the Tricore Lab. Both of these projects were done in three phases in order to keep both labs 100% operational. Thanks to the help from Carlos Romero and Eli Jr. Gonzalez which completed the Harper Project Ahead of schedule. Jose Hernandez and Martin Santos completed the Mont-gomery Project. Key subcontractors included: Century Drywall, Eagle Rock Contracting, Business Environments, Mark’s Painting, Kaufman Fire Pro-tection, Lon Caster Plumbing, Me-chanical Concepts, and Surge Electric.

    UNM Castetter Hall Renovation

    have completed another JOC Project as well, which consisted of remodeling three rooms in the animal research facility. The remodel consisted of skimming the existing CMU walls smooth with plaster in order to create a washable surface, installation of new vinyl faced ceiling tiles, painting of walls and floor with epoxy paint. HVAC and electrical upgrades were completed to bring the rooms up to current standards which must be met in this type of research facility. Key subcontractors included: Mark’s Painting, Miller Bonded Inc. and DRB Electric.

    UNM Clinical Neuroscience Core

    Renovation – Brent Callahan

    The UNM Clinical Neuroscience Core facility has not had a renovation since 1972. The research facility did not have natural lighting. Klinger has installed several sky lights and twenty six windows to bring in natural lighting which is key to the research that takes place. Carson Templeton is leading this difficult project as the building must remain 100% operational during construction. This project is LEED and the HVAC systems have had major upgrades which has taken place. A lot of coordination between the owner and design team took place as to not affect the occupants while the upgrades were done. Special thanks to our crew: Carson Templeton,

    Vicente Ramirez, John Patterson,

    and Abdenago Chaparro. Key subcontractors include: Alstate Steel, Miller’s Insulation, Southwest Glass, Commercial Enterprises, Coronado Paint and Decorating, Business Envi-ronments, Harrison Contracting, Preferred Painting, Western States Fire Protection, Donner Plumbing and DKD Electric.

    UNM Logan Hall ARF Renovation

    Carson Templeton and team have completed another JOC Project which consisted of removing existing barn style doors and installing new frames and doors which will be sealed 100% to keep rodents out of the animal research rooms. This project also consisted of the removal of existing lighting and the installation of new water resistant light fixtures along with

    Sandia Baptist Church Phase II

    – Joel Loes Upon completion of Phase I, Klinger negotiated the build-out of the 7,700 SF Fellowship Hall shell. Superinten-dent, Joe Aguirre has started phase II. The TI includes a full commercial kitchen which Sandia Baptist will use to feed up to 200 members of the church. The building team from the first phase was brought over to the second with the addition of Rodger’s Plumbing and National Restaurant Supply. Klinger is self performing concrete, insulation and carpentry. Jess McGuinness has also been working on the church project.

    Presbyterian Hospital Projects

    Our work continues inside the Presby-terian Healthcare facilities on a variety of small projects. Helping on these projects are Johnny Cooper, José A. Hernandez, Carlos Romero and

    Martin Santos.

    Tempur Pedic Projects

    – Brent Callahan

    Johnny Cooper and team continue to work on miscellaneous projects throughout the facility. Some of the recent projects have included creating rooms for the density testing of the mattresses and installation of concrete pads for the installation of new equip-ment.

    CleanAIR Systems, a Caterpillar Company

    – Paula Hayden After completing the addition to CleanAIR Systems manufacturing facility in Santa Fe, we have remained on-site working on building mainte-nance projects at the existing facility. The maintenance work has included a new roof, adding a Changing/Locker Room, remodeling the Break Room, upgrading the exhaust system in the Shot Blast Room, and many other small projects. The 2012 maintenance

    budget includes adding a vestibule, security gates and fencing, and H2S gas monitoring.

    Thanks to Art Candelaria and James Standlee for doing a great job work-ing around an operating manufacturing facility. The team has represented Klinger well and as a result, we expect to continue providing building mainte-nance to Caterpillar in the future.

    Albuquerque Metals Foundation &

    Motor House – Joel Loes

    Working as subcontractor to Roshambo Construction, Eli Gonza-les is leading the concrete crew at Albuquerque Metals in the South Valley to completion of the 3,600 CY foundations for ACE Metals’ new shredder. The building team had good luck with the weather this winter to facilitate their fast production with minimal days off due to wind or snow. The top quality concrete work has been called “the best concrete work no one will ever see,” by Ray Smith, and has impressed ACE Metals to the point that they negotiated with Klinger for the motor house as part of Phase

    HRW Chiller Controls – Joe Reed

    Klinger’s Electrical group has started work on the HRW chiller controls package. Work involves installing new VFD associated conductors, conduit, and work on existing MCC buckets and shaft grounding system. Work is scheduled to be completed by late spring.

    HRW III Lite Structural

    – Joe Reed

    Klinger’s CSA crew has recently started work installing the structural steel and housekeeping pads associated with this project. With the housekeep-ing pads complete, crews have turned their attention to the steel. Crews have to install post-up columns at the fan deck and plenum areas of the factory. Once the post- up columns are com-plete, they will “cart” over the remain-ing steel on the roof and weld into place.

    Dave Benton and his crew are con-tinuously working on miscellaneous small projects throughout Intel. Keep up the good work.

    P24 LOR 13 Flex – Joe Reed

    Klinger has been awarded the architec-tural and electrical portions of this project. The architectural group will be installing the structural steel and making changes to the portions of the clean room areas and the electrical crews doing the changes in the clean room areas. This project will start in the near future.

    Intel News – Jim Werkmeister

    10 B HCL Scrubber Building

    Work is progressing on the new HCL scrubber building at Intel. Klinger is tasked with constructing the building itself and with all the electrical, I&C, LSS, Telecom, etc. The building itself got off to a slow start when many underground utilities were discovered to be in conflict with the footings and piers. After a couple of minor re-designs, the Klinger crew was finally pouring concrete. The building frame is now erected and insulated paneling will be installed. The electrical work is as far as it can go pending completion of the scrubber. JTC will be a key subcontractor as they will install the CRC’s throughout the building.

    Fan Deck Leak Repairs & Scrubber

    Leak Repairs – Jim Werkmeister

    Edgar Garcia, Chris Valencia and the rest of the sheet metal crew are finishing up a host of repairs to the ductwork and dampers at the air handlers in the fan deck. At the same time, they have also performed major repairs to the bottoms of two leaking scrubbers under difficult working conditions. The Klinger sheet metal crew’s quality workmanship, knowledge of the job, and can-do attitude directly resulted in getting chosen for this work. Great job crew!

    Intel Arizona – Jared Tabbert

    FAB 42 P1272 BB CM07.01 Purifier Building

    The Purifier Building, which supports the FAB building, is our first project awarded in Arizona. We will be install-ing all the structural steel, decking, stairs, railing, and misc. steel on this building. We are scheduled to start erection mid April.

    FAB 42 P1272 BB CF06a.01 Misc Metals

    Klinger was awarded the misc metals package in December and started construction in mid January. The project consists of nearly all the stairs and railing throughout the FAB and PSSS building. There is also 67,000 SF of grating support steel that is cur-rently being installed. The crew of 87 employees is doing a great job on this highly accelerated project to meet the schedule. The project is anticipated to last until July, if not longer due to continuous added scope. Keep up the good work and safety practices.

    FAB 42 P1272 BB CF06b.02 Subfab Process Waste Laterals

    Klinger has been recently awarded the subfab process waste laterals project in the FAB building. The project consists of AW, CCW, HFW, NH4H, SCW, SOG-SW, SR, CSW, SW, TMXW and URW lines. Fabrication of the plastic pipe will be done in our shop located in Gilbert AZ. The carbon steel pipe will be fabricated in Albuquerque NM. Currently install is scheduled to start in May.

    UNMH Anesthesiology – Joe Reed

    Daryl Morrill has been patiently working with the OR staff as they move into their break room so Klinger can begin Phase III of this project- OR Storage/Lock room upgrades. Klinger and subs should be finished by the middle of March.

    TriCore Reference Laboratories

    – Mark Maestas We are currently working on a tenant improvement for our repeat customer, TriCore Reference Laboratories. Johnny Cooper and Carlos Romero

    did such a good job for them on recent projects that they asked us to complete their 2,700 SF tenant im-provement in Santa Fe. We are on track to finish this project almost three weeks early. Excellent job Johnny and Carlos!

    Presbyterian Healthcare Systems

    Office Building – Adam Leyba

    Klinger has been contracted to pro-vide preconstruction services for the Presbyterian Systems Office Building.

    While the design is being worked out, Rob Ridenour and crew have begun the select demolition of carpet, ceilings and other miscellaneous items. Over 100,000 SF of carpet squares have been removed and donated to numer-ous groups locally. Once Klinger put out the word regarding free carpet to any organization that will pick up the material, it did not take long for it all to be removed from the site. It’s a win-win situation when you can recycle those quantities. The owner saves on dump fees, users get free carpet, and the carpet stays out of the landfill. Ceilings have also been recycled through a national program run by Armstrong. The tiles were picked up and shipped back to the east coast where they will be crushed down and used to produce new tiles. Another win-win situation.     Animal Humane Association of NM

    – Paula Hayden As the selected general contractor for the Animal Humane New Mexico project, Klinger has been involved in the preliminary design and budget process. On Monday, February 20th, the Board of Directors approved the revised master plan and budget. The purchase of two additional lots resulted in an increase in scope of work and budget for this construction project.

    This master planned project adds a new 12,000 SF. building which includes 4,000 SF of administrative offices and 8,000 SF state of the art dog adoption facilities. The existing dog kennels will be remodeled to handle the intake and housing of dogs. The existing intake and retail building will be remodeled into a cat adoption facility. Other buildings will be torn down as part of the new master plan, creating pet friendly exercise and play areas. Design has started and construction is anticipated to begin in early summer 2012.

    Santa Fe Animal Shelter &

    Humane Society – Paula Hayden

    Design-assist of the SFASHS veteri-nary Hospital and Clinic is continuing. The Santa Fe Animal Shelter is the largest animal shelter and care facility in northern New Mexico, which serves more than 10,000 lost, stray, aban-doned or injured animals each year.

    The 11,000 square foot clinic/hospital addition will be state of the art and house exam rooms, surgery suites, kennels, isolation, and employee areas. The design, permit, and bidding process are expected to be complete by March 26, 2012. Construction is anticipated to begin the first week of April 2012. The design team is lead by Trey Jordan Architects.
