SituationDue to a slowing economy, Armor Packaging was in need of reducing overhead. In addition, Armor Packaging determined it could function efficiently in approximately 30% less space.

ResultWith 12 months left on the current lease, Armor Packaging hired NAI Brannen Goddard with the “marching orders” to look for a new facility that was 50,000-60,000 SF. Armor Packaging was convinced that there was no possible way their existing Landlord could be convinced to give them enough rent savings to make sense for them to renew.

NAI Brannen Goddard completed an extensive market search and obtained several very aggressive proposals. With these aggressive proposals, NAI Brannen Goddard convinced Armor’s existing Landlord they were going to move. Hence, the existing Landlord restructured Armor’s lease giving them a 30% rent reduction that was applied to the existing term left on the lease and the new lower rental rate was locked in for 10 years with modest 2% increase. Additionally, the Landlord gave Armor $75,000 in tenant improvements.
