THE LOCATION
THE OPPORTUNITY
5 Michael Street is an exceptional example of early 20th Century industrial architecture. The 28,501 square foot, multi-storey building offers high ceilings, exposed masonry, heavy timber columns, hard wood floors and large windows.
The building has been completely renovated to provide first-class office space, providing an excellent opportunity for tenants looking for a unique environment to operate their business from.
There is potential for a tenant to have a rooftop patio, bicycle lock up storage and other on-site conveniences.
THE HISTORY
The building is an example of the rich manufacturing heritage of Waterloo Region and was originally constructed in 1910 by the Charles A. Ahrens Shoe Company. The financing for the property was provided by Charles Ahrens’ son-in-law J.M. Schneider. The company manufactured shoes and slippers from the facility. In the late 70s and into the early 90s, William Cline Co. Ltd. occupied the building and produced shirts. During this time, the Greb Shoe Company had a factory outlet in the building.
From 1999 to 2015, the building was home to the Beckett School and Music Plus Corporation.
The location of the building itself is also unique. Nestled on Michael Street on the edge of the Innovation District, the lot offers privacy as well as peace and quiet. However, the pulse of the city is still only a few blocks away and in a short, two-minute walk, employees can find themselves in scenic Victoria Park.
The University of Waterloo Health Sciences Campus, the Communitech Hub and the Kaufman Lofts are only a two-block walk. The future transit hub is also within walking distance.
In addition to the on-site parking, there is short-term on-street parking in front of the building and monthly parking is available within 1 block in the City of Kitchener’s Bramm Street Parking Lot.
Kitchener’s downtown is being electrified by one of the most extensive, bold and dynamic core revitalization processes in the country. Loft Condos, a new museum, a new market, major companies relocating to the core, plans for more housing and retail alternatives, two new downtown university campuses...and the list goes on. Through the concerted effort of Kitchener Council and staff, downtown businesses, residents and other stakeholders, downtown Kitchener is experiencing a major turn around. Confidence is higher than it has ever been. Opportunity downtown is greater than ever. And the downtown is poised to take its position in the city as the place to live, work, learn and visit. The stage is set for downtown Kitchener to become one of the most modern and dynamic city centres in the country. Source: www.downtownkitchener.com
