Report from Board of Directors SSCC 360 (33 Ellen)
Report from Board of Directors SSCC 354 (37 Ellen)
Nautica Balcony Repairs Nautica 33 and 37 have received a schedule from Victoria Square showing them with swing stages in place and commencing balcony repairs September 8 and continuing to completion by November 6 barring any weather delays. We will advise more specifics as they develop. Terrace Gardens As part of our ongoing upgrades to our terrace gardens, KJS Landscaping, our gardening contractor, has removed unwanted shrubs and added new topsoil to the two garden terrace areas. They also rescued plants from our Lakeshore path that would have been discarded and have replanted them in our terrace gardens and elsewhere. River stone has also been added to the bases of the two individual trees on the terrace. Kempenfelt Condo Association The Boards of 33 and 37 hosted the second meeting of this group on the evening of August 27th. The guest speaker was Sonja Hodis of the Huronia Chapter of the Canadian Condominium Institute (CCI). Although CCI is best known for its practice of educating Directors of condominiums, another important aspect of their mandate is to advocate on behalf of condominiums, the best examples of which are the upcoming changes to the Condominium Act. Sonja encouraged our group to collaborate with CCI in advocating for our issues rather than just acting on our own. Those attending agreed to take more of an active role with CCI by putting forward two members for positions on their Board. The group expressed a desire to continue to meet, on this same informal basis, bi-‐monthly or quarterly , to discuss areas of common concern. Attendees did not want to formalize an organization with policies or structure at least at this point. Plans are underway to invite select members of the Barrie City Council to the next meeting this fall for a question, answer and discussion session. Nautica Residents Directory A directory of Nautica residents is available so that residents can contact others who live at Nautica. The information in the directory is included on a voluntary basis only. The directory is distributed by e-‐mail only to those who have contributed their names and contact information to the directory. If you wish to be included in the directory, please forward your name, telephone number, e-‐mail address, unit number and building (33 or 37 Ellen) to: [email protected]. If you are not connected to the internet, you can still be included. A paper copy will be provided to you. Please contact Lauraleigh Brumwell at 705-‐726-‐1592 with your information Due to the Privacy Act, neither the Corporations, nor the Board and/or Management assume any responsibility/liability.

If you are interested but not available to attend on the 9th, feel free to call either Deanna Clark (705-‐792-‐6577) or Lois Lea (705-‐252-‐2287) to express your interest and offer any suggestions you might have .....Hope to see you there!
Bottle Room
We are very fortunate at Nautica to have a room where we can deposit our beer, wine and liquor bottles that have been purchased through the LCBO. This room IS NOT a recycling room for anything else. The adjoining garbage room is where everything else should be deposited! The Social Committee takes the responsibility of returning the bottles to the Beer Store on a regular basis through the generosity of our amazing volunteers. To make their task easier we would ask that everyone please ensure that only refundable LCBO bottles/cans are deposited in our "Bottle Room" Thank you to all our residents who generously donate to this fundraiser for the Nautica Social Committee.

Property Manager’s Report Parking Permit, Guest Permit Starting September 14th, the Parking Permit and Guest Permit will be available per selected method of distribution chosen on the forms completed by the owners. Visitor’s Parking Permit If your guests are planning to stay overnight, please ensure they have a Visitor’s Parking Pass that must be displayed on the windshield. To obtain a parking pass any time any day, please call 705-‐333-‐8885 and coordinate to pick up your pass from the Superintendents or Security personnel. Garbage/Recycle Room Please do not use access doors to Garbage/Recycle Room for delivery or moving. Please coordinate with the Superintendents per the Corporations Rules for booking elevators and moving/deliveries. Large Items We have had to dispatch a contractor to pick up large items that have been left in the Garbage/Recycle or Moving Rooms. Large items must be taken to Barrie landfill, each time we have to hire a contractor to pick these items it is an additional cost to the Corporation, which ultimately is a cost shared by all owners. Noise Disturbances We have been receiving complaints regarding noise disturbances. Per Condo rules, all residents are entitled to quiet enjoyment. Loud noises travel easily in condominiums and may be a disruption to other residents. Please be considerate of your neighbors and respect the comfort and enjoyment of their condominium. The City of Barrie’s Noise By-‐law is in effect after 11:00 p.m. Residents may contact the by-‐law enforcement officer directly. Please call 705-‐725-‐7025 and report the disturbance. Board of Directors Board meetings are held monthly. If you have any questions or concerns, please send it to your property manager in writing to be included in the board packages for discussion at the meeting. Please respect the Board members’ privacy and quiet enjoyment as a resident. Exterior Steps Access to the stairs remains off-‐limits until the City road construction is complete. THE STEPS CAN ONLY BE USED IN CASE OF AN EMERGENCY UNTIL FURTHER NOTICE. Please use the front entrance on Ellen Street to access the building. Reminders -‐ Please complete the ‘Resident Absence Form’, if you are planning to go away for a longer period of time. You can download the form at nauticacommunity.ca/forms or obtain it from the superintendent/ management. The completed form can be returned to the superintendent or dropped off at Nautica management office. -‐ Please notify the superintendents for deliveries of large items and/or appliances and/or furniture to ensure the elevator is available and the moving door is accessible. -‐ For your planned renovations, please obtain approval from the Board before you hire contractor(s). Owners must then follow the guidelines, which will be provided by Management. -‐ Do not light your cigarette/cigar anywhere on condominium property, including the parking garage. -‐ Dogs must be on a leash when on the common elements.
