Taylor Sims joined Cushman & Wakefield Commerce in 2015, as a director of multi-family investment
sales, representing investors and land-owners in property acquisitions and dispositions, and other real
estate objectives unique to their business investments. Taylor works exclusively in the multi-family
market segment of the Las Vegas MSA (Metropolitan Statistical Area).
Prior to joining Cushman & Wakefield Commerce, Taylor was recrutied by Harvard and Stanford
Universities to play collegiate basketball. worked three years as a multi-family investment sales
agent with highly respected Berkadia Apartment Real Estate Advisors, and five years as a financial
underwriting analyst and market researcher with Lincoln and Delaine.

Ben Galles is an Associate Director with the Reno, Nevada Cushman
& Wakefield Commerce office where he specializes in the sale of
multifamily and investment properties.
Ben has been licensed since August 2001. Since that time, he has
consistently brought market knowledge and experience in purchasing,
leasing and sales, marketing and management. Prior to joining
Cushman & Wakefield/Commerce, Ben was a Principal with Trinity
Commercial. Ben has consistently been one of the top producing
Multifamily/Investment Brokers in Northern Nevada for the past
several years by creating strong relationships with the most active
investors in the region. He has consistently closed on hundreds of
units annually.
Ben earned a degree in accounting from the University of Nevada
Reno and currently holds his EMS designation, which is an exchange

And How They Affect the Market
MARKETFORCES
Average monthly rents continue their
record breaking pace, but there has
been recent deceleration. Not only is this
a sign that the market has rebounded, but
current trends also show this rebound to be
sustainable; in 2016, average rent growth
was 6.38%, down from 7.5% in 2015. We
predict 2017 rent growth to be between
4.25% and 4.5%, well above the long-term
average of 3.26% for the greater Las Vegas
Metropolitan Area.
In layman’s terms, effective market rents
are now above $900 per month, a 21%
bump from just 3 years ago, when average
rents were in the low $700 per month
range. In addition to this, we expect the
delta between class A, B, and C type
properties to remain stable, as we see new
construction projects hoping to appeal
to renters by adding lavish extras for
renters, such as dog parks, retail facilities,
gyms with saunas, tanning beds, movie
theaters, and even DJ booths. While new
construction starts have fallen over the past
2 years, we see plenty of product in the
pipeline to sustain high-end rent growth.

multifamily construction).
As rents continue to climb, new
construction will continue to be justified
on a rental income basis. Vacancy rates will
also continue to justify the rent growth in
Las Vegas, as the median occupancy rate
for Las Vegas & Henderson was over 95%,
despite the above-average deliveries in the
market.
Expect to see the city thrive in 2017.
A CLOSER LOOK AT RENTS

A stable delta between asset type will allow cap rates to sustain their compressed levels.
Cap rates will likely rise in 2017; we expect property values to be driven by rent growth.
Occupancy has declined in Q4, nationally, over the past 7 years. Occupancy is UP in NV for q4. Projected to continue in 2017.
Las Vegas was #3 in rent growth in Major Markets through Q4, with 6.2%
according to Axiometrics.
Median rates of approximately 95-97% for the Valley. Reports expect this figure to remain stable through 2017; this is a good sign, as we expect a large number of units to be delivered to the market in 2017.
Following the trends of the rest of the nation, we do expect the rent growth for LV to finally decline; though not by much. Expect median rent growth around 4-5%.

2016 WAS A RECORD YEAR IN COUNTLESS CATEGORIES FOR
LAS VEGAS. We witnessed record
setting visitor volume, as approximately
48M people visited Las Vegas; staggering
population growth; a ton of city “firsts” as
we may soon have our first professional
sports team (we are looking forward to a
possible second) in the near future; and
transaction values rivaling the high levels
that were established pre-great recession.
It’s going to be hard to match these levels,
and we don’t expect to; with that said,
2017 will likely be a year of decelerated
growth… STABLE growth.
As the multifamily market was defined
by portfolio sales in 2016, we expect the
largest changes to come in transaction
statistics. While there was a total of 82
transactions for $2.42 billion dollars
in 2016, a whopping 31% of that was
accounted for by Camden, Oasis, RAIT,
Related, and other portfolio sales. A
stabilized figure of 70 sales is in line with
long-term averages, and while we would
expect this figure to rise in 2017, that may
not be the case.

Interest rates have risen, and may rise again. In turn, buyers are adjusting their purchase parameters to reflect the negative effect on their cash-on-cash returns. Buyers will be seeking lower prices, and sellers will be expecting values to continue rising.
Seeing as though CAP rates have fully compressed (nearly), there will need to be a decline in either transaction value or transaction volume, until rent growth can fill in
the gap.
Expect the first half of the year to be slow, with a slight rebound in the second half as Vegas continues
to grow. (We’ve learned to not bet
against the house).

The team represented the seller, a global corporation based in China. The buyer was a subsidiary of Angelo, Gordon & Co. of New York, NY.
