Transcript of Why Use EWC Building Maintenance and Restoration?

“WE ARE MORE THAN A WINDOW CLEANING COMPANY!”

AGENDA

• The need to include facade and glass cleaning in building maintenance schedules

• What EWC Building Maintenance Services can do to help

• Types of problems and services

Building Facades May Be Exposed to:

• Sealant and Pre Cast Rundown• Pollutants and Hard Water Minerals• Dirt and debris

These all can attack and damage glass surfaces over time.

Frequent cleaning should be done to ensure long term glass aesthetics and performance.

GLASS RESTORATION

• Removal of staining on glass and restoring it as much as possible to its original condition.

• Types of spots that can occur:– Hard Water Spots– Oxidation/Tin Etch Haze– Glass Corrosion

HARD WATER STAINS

HARD WATER STAINS• H2O contains large amounts of minerals, such as

limestone, calcium, magnesium and silica.• Lawn Sprinklers are the worst! Hard water hits window

and deposits minerals like calcium, magnesium and silica when H20 evaporates.

• Rainwater travels over concrete and carries tiny particles over the window. Most glass is made

of Silicate. Silica is also found in concrete.QuickTime™ and a

Hard Water Stains

Mild chemicals, abrasives and some scraper usage will take care of most problems.

Stain Removal Process

• Apply Removal Product Starting with the mildest cleaner/remover to the most aggressive acids (oxalic, hydrochloric, hydroflouric)

OXIDATION• Oxidation, also known as etching, hazing or

screen burn, occurs when metals around windows (frames, screens, etc.) are exposed to rain or humidity and deteriorate causing oxidation. This oxidation runs down the glass and penetrates (or clings to) the glass.

• Difficult to remove when it forms deposits and begins to etch into the glass.(Glass is a consumer and a porous product.)

POLISHING SYSTEM

GLASS SEALANTS ANDPROTECTANTS

• GLASS SEALING after stain removal can help prevent return for 12 to 18 months.

• CONCRETE SEALING can help prevent pre cast run off.

GLASS CORROSION

• Caused by time, stagnant environment and moisture– Broken seals - moisture gets in between

glass, PH rises, and glass corrosion happens (only on air side of glass)

– Glass stored in stacks for a period of time
