What is the Project Management?

Project Management is the sum of all activities such as Planning, organising, implementing and controlling a project in order to meet the client’s expectation from start to finish within the planned period, budget and quality.

Who is the project Manager?A project manager is a professional in the field of project management. Project managers can have the responsibility of the planning, execution, and closing of any project.

Project Overview

Project title : “Hyatt Nablus Recreation Center”

• Project Title:

Multiple Service Building

Bita Village –

South Nablus

• This Project consists of main building and external yards with retaining walls on the land with total area of 4 dunums.

• The main building is consisting of three floors with total area 1400 meter square.

Assumptions

• Working days are all days except Friday

• The electrical and mechanical works will be done by sub contractors.

• Fixing the value of Euro with (1Euro =5.0 NIS).

Construction Method

The structural method that used is :

finishing the structural part for the floor and then starting on the above floor structural work , and in the same time starting with finishing works for the previous floor.

Drawings to find the quantities and tabulating it.

Activity List

• The activity list entered in the (Primavera) program and it’s dependency also were managed on thisprogram.

• The dependency of the activities were constructed according to our method of construction.

Activities Durations

• The activity duration depends on the productivity of labors and machines.

• At this project the productivity taken from site engineers and contractors.

Pricing• The costing process based upon

past experience for the contractor. • The pricing for each element of unit was different from each other, some units were priced according to the area,

others were priced according to the number of units.

Cost Results• Total cost of project calculated using

Primavera project is (386,622.5€)

• The profit percentage is 10% (since project like this depend on labor so the risk is high)

• The over head percentage is 5%

• The actual cost of project was (340,000€)

Duration Results

The total duration of the project as planed in this case study is 325 working days.

Some reasons of the difference of the time and cost

• Material procurement• Problems of finance for the project• Political reasons• Winter weather (rainy days)

S-Curve

• cost control of this project made By using (S-Curve), by comparing the actual cost with the plan cost of the project.

• For this project the S-Curve is done by plotting cumulative cost with time as shown.

Weather Risks

• Average rainy days of the last three years from msn weather data (for Nablus city),and depending on this calculation is done.

• 35 working days (40 calendar days) added to the end of project depending on rainy days and the beginning and finishing of the activities affected by rainfall.
