Message from Pete Kennedy, President-
As we enter our twentieth anniversary year at The Rim, our community has never been as active and vibrant.
This year we welcomed Integra Homes at The Rim as a new development partner. We are encouraged by their
vision, creativity and enthusiasm in developing new offerings at The Rim. In the coming months Integra plans
to unveil several new home designs including a Stay and Play offering located behind the Spa. The level of
activity in home and lot sales has never been higher. People are beginning to hear about the “best kept secret
in Arizona.” In the last twelve months we have had 34 sales transactions – 16 homes and 21 lots. And, if you
had not noticed, the number of interested buyers is at an all time high.
We also welcome a “new” management team to The Rim Golf Club. Both Sarah and Jake are well deserving
of their promotions and we look forward to actively working with them to make the club even better. We
cannot forget a word of thanks and best wishes to Steve Nordstrom and his wife Lynn in their retirement.
Regarding the Community Association, this past year has seen a successful transition to a new board including
Larry Sugarman, Jackie Myers, Steve Lockard, and Robert Meyers. With a new board comes a fresh look at
our association priorities and projects. Over the past several years, the board was focused on maintaining what
we had and trying to extend the life of several very old assets. However we are running out of Band-Aids.
This past month, we replaced our 22 year-old truck with a nearly-new truck in excellent condition that we will
be proud to put our Rim logo on. We also replaced our broken utility cart with a nearly-new cart which will
allow us to resume some of our maintenance work such as blowing the roads. In the near future we are
considering the purchase of a utility shed for equipment and truck storage which will ultimately prolong the
useful life of many of our association assets.
One of the primary responsibilities of the community association is the care and maintenance of our roads.
This past monsoon season was particularly hard on our roads. In several areas, drainage has created small
trenches next to the asphalt edge. We need to fix these areas immediately. Borrowing on his extensive
construction experience, Robert Meyer has suggested several options we are considering that will both protect
our roads while still maintaining the mountain-look that we have come to appreciate.
Finally, as we close out 2018 and reflect on the progress we have made I would like to thank the dedicated
administrative and maintenance staff of the Community Association. Their tireless efforts are a major
contributor to the success of our community.

Treasurers Report-
The Rim Golf Club Community Association is in good financial shape. Through August 2018,
Association revenue is above our approved 2018 budget primarily due to the sale of the former
Fox Ranch. The Association realized an operational revenue of just over $157,000. When the
Association first added the future land sale asset to the books, it was estimated to be $218,000.
the sale came in less than originally expected resulting in receiving $61,000 less than expected.
The good thing is we now have those funds in the bank instead of hoping they would one day
show up. Thank you to Rim Inc. for all the work you have done to manage and administer this
holding. Our administrative and common area maintenance expenses are 94% and 90% of their
budget. We have obligated more capital improvement dollars over the past few months in ero-
sion control. The reserve fund for our Association currently stands at $937,000 representing
92% coverage.
Community Manager’s Corner
Hello everyone, our year has been amazing and we completed many projects.
All of our islands on Rim Club Drive have water available to them. YAY!!! We contracted with the
Town of Payson to complete the project and it is a success. Previously, we watered the islands via
gravity fed water tank on a trailer. Now with the new water pressure, we also found that many of the
drip lines were not operating properly or not capped. We repaired all of them and our landscaping will
not suffer another drought!!! Thanks to Alonso and Irvin.
We have completed almost 1/3 a mile of erosion maintenance. Our focus is to tackle the most signifi-
cant areas first and contain the asphalt road ways.
We have been sealing parts of our roads where the sealant has worn off. We will continue to do this
until we do a comprehensive project for the whole neighborhood.
Last month, we purchased a new pull-behind blower, and a 2016 truck with
7,505 miles on it.
This month, we are purchasing a new workman cart which is designed for the type of work we do. It
will pull the blower and traverse our roadways safely. The new cart is identical to the carts used by golf
maintenance crews.
Amber has had one of the busiest years and has been in full stride
for many months now. If you have any questions regarding your

Last month, we conducted Board of Director Training where the
Directors received excellent training from our attorney.
Finally, we completed a month long Firewise effort where we
picked up thousands of pounds of debris. In 2018, the community
value of Firewising is nearly $30,000. Thank you for everyone
who participate in this huge effort.
