A fine Victorian rectory on the edge of a downland village
the old rectoryBRIGHTWALTON • WEST BERKSHIRE
The property
The Old Rectory was constructed between 1873 and 1874 by the famous
Victorian architect, George Edmond Street. Street, who set up his own
practice in 1849, was one of the first architects of the Revival period who
wished to show ‘how effective gothic architecture might be made where
it simply depends for effect on artistic proportion’. His most celebrated
work is that on the Law Courts which was started in 1866. Today The
Old Rectory, having been restored during the 1980s, now requires
updating throughout.
The property sits well within its land with extensive views over neighbouring
farm land. The property is well appointed, offering approximately 7578 sq.ft.
of living accommodation (704 sq.m.) including the ground and first floor flats,
which could easily be re-incorporated into the main body of the house. On the
ground floor are 4 well-appointed receptions with the possibility of creating
further reception areas by incorporating the ground floor flat whist over the
first floor are 6 double bedrooms, with 3 bathrooms and the potential to
create further bedrooms and bathrooms by incorporating the first floor flat.

Garden and Grounds
The Old Rectory sits well in its 2 acres of garden and grounds which include
formal areas of lawn, herbaceous borders with mature trees, plants and
shrubs. In addition there is a hard tennis court, a swimming pool with pool
house, both requiring some updating.
The Coach House
The Coach House is a truly special building with a vaulted sitting/kitchen/
breakfast room, two bedrooms and a bathroom off. This would be an
ideal granny annex, potential rental investment or just additional living
accommodation for the house.
Coach House Coach House
Situation
The Old Rectory occupies an edge of village position within Brightwalton, a
rural village high on the Berkshire Downs in an Area of Outstanding Natural
Beauty and within a Conservation Area. The village is positioned 12 miles
north of Newbury and 6 miles to the south of Wantage and has a well-run
primary school which has been running for some 60 years. There is also
the Church of All Saints which dates back to the Domesday (1086) but was
almost completely rebuilt in 1861 in a gothic Revival style possibly under
the guidance of George Edmund Street.
The property is well located for communications, being only
7 miles to the north of Junction 13 of the M4, 7.5 miles to the
A34 and 12 miles to the south west of Didcot which provides
a fast and regular train service to London Paddington taking
approximately 45 minutes. Oxford is 21 miles by car.
The larger commercial centres of Swindon, Oxford and
Reading are all within easy commuting distance and the local
market towns of Hungerford, Wantage and Newbury provide
excellent day to day facilities including, a Waitrose, Marks
& Spencer and John Lewis in the latter town. The village of
Chaddleworth is approximately 1.5 miles away and has a farm
shop and public house.
The surrounding downland provides excellent opportunities for
riding and walking with a number of footpaths and bridleways in
the immediate area.
All distances and times are approximate.
