In addition to local residential and daytime business traffic the property is in close proximity to Durham College, The University of Ontario Institute of Technology and Trent University.
Durham College has more than 20,000 students at its Oshawa, Whitby, Port
Hope, Beaverton and Port Perry locations. There are more than 7,000 students enrolled in full-time programs. The graduate program has more than 300 students. It is located at 2000 Simcoe Street North, which is 3.9 KM from Taunton and Thornton Road North. There are three residences found at this location.
The University of Ontario Institute of Technology is expected to have 12,000
students enrolled in 2011. It is located on the same campus as Durham College. Trent University has a population of 800-900 students. Its campus is located at
55 Thornton Road, 4.3 KM from the plaza.
The Primary Trade Area population is expected to increase from its current level of 33,980 (2006) to 38,750 by 2016. The majority of the population growth in the PTA is expected to occur in the Whitby portion of the Trade Area. Overall the PTA population is expected to increase at an average annual rate of 1.3 percent between 2006 and 2016. The Secondary Trade Area population is expected to increase from its current level of 42,400 (2006) to 44,940 by 2016. The Whitby portion of the STA is the source of the population growth as the Oshawa portion of the Trade Area is actually projected to decrease over the study period. This is due to the Oshawa portion of the STA being located within the mature McLaughlin Community.
