Why is it important for you as a Real Estate Agent?

Are buyers really paying More for Greener Homes..

“What is clear is that there is mounting evidence that in many markets across the world, part of being a better quality building means being a green building”. “In premium markets in particular, green is increasingly expected by tenants and owners – it is just part of what good ‘quality’ means. “ World Green Building Council, 2013

International Research: Identifying $ value in Green Rated Residential Buildings (2012)

•  ACT implemented mandatory disclosure of Energy Rating (since 1999) on sale or lease!

•  5000 homes analysed in this study (between 2005/2006)

•  Isolated Star Rating from all other variables (i.e. location /age/size)

FINDINGS: 1 STAR = 3% Value

Commercial Green Buildings (2011) Evidence of Price Premiums paid by the market

•  NABERS energy rating: •  9% green premium in value

for 5 star •  2-3% green premium in

value for 3-4.5 star”

•  Green Star rating: green premium in value of 12%

•  Other benefits, e.g. reduced vacancy and outgoings

We have a vision that real estate can come back down to earth and begin participating in the rebuilding of local communities, and the recreating of homes that

are in balance with the natural environment.

A lot of people live in Perths outer suburbs because its where they can afford to buy a home but they

dont take into account the ongoing cost of driving to work every day.

In a ground breaking 2013 study, sustainability features were listed in the top 10 things that mattered most when

choosing a home!

Latest Perth Study, Dec 2014

Identified Top 3 priorities: •  Increase in public

transport •  More eco-friendly

buildings •  Well designed, safer bike

paths

‘Very strong support for medium to high density

apartment style developments around transport hubs and

inner city areas’

Before you go..

§ Sustainability infrastructure includes items like Solar PV Panels, Rain water tanks and Grey water systems. § Anything affixed to common area needs

approval such as excusive use of a dedicated area for solar PV

§ A By-law should be registered on the title to ensure indemnity, responsibility / maintenance and insurance are covered

§  If an item is not approved by strata then it is likely not insured

§  Issues such as structural integrity and indemnification can arise.

Strata By-laws & Sustainability Infrastructure: What to look out for..

Signature Apartments, Sydney

Have they asked the Strata Company for permission to install Solar Panels?

•  Is there a by-law that regulates the appearance of the Lot? •  How much of the roof area will they occupy? •  Where will they be placed? (designated area on roof space) •  What is the value of the item? (for insurance purposes) •  How have they been fitted? •  Was the installer Licensed to carry out the work? •  What are the warranties, etc •  Will the home owner need additional insurance cover or is it covered by contents?
