WE ARE CASH BUYERS!Not only are we investors but our club members look to us to help them secure Investments for long term buy and hold and/or possible fix and flip opportunities. We are looking for real estate professionals to join our network of property hunters. The more deals you find that meet our criteria, the more we will buy and the more money you can make! REPAIRS/REHAB COSTSThe cost to bring a property to good or superior condition after purchase.
CRITERIA: We typically buy properties that need $5-$10K max per door. We do not buy teardowns.
AFTER REPAIR VALUE (ARV)The fair market value of the property after it’s been rehabbed and ready to be sold or rented.
CRITERIA: We look to buy properties 15-25%+ below current “as is” market value.
COMPARABLESTo calculate ARV, you must look at recently sold and current listed properties with similar characteristics.
CRITERIA: We look for closely matching number of bedrooms and baths, sqft of improvements and lot sizes.

GROSS RENT MULTIPLIER (GRM)Gross Rent Multiplier or “GRM” is the ratio of the price of a real estate investment to its annual
rental income before expenses.
CRITERIA: Under 8.
EXAMPLE: Gross Income is $120,000 and therefore we will pay $960K or less.
CAP RATEThe ratio between the Net Operating Income (NOI) and property Value or Purchase Price.
CRITERIA: 8-10% Minimum Cap Rate.
EXAMPLE: if NOI is $90,000 and we want a 9 CAP, we’ll pay 90000/.09=$1,000,000 for it.
