We are certainly living in interesting times. With both the European and American economies still struggling, the Stock Market yo-yoing day to day and civil unrest in our cities, it is hard to believe that the fortunes of the South East property market have fared surprisingly well. Not for the first time, we have to thank the insatiable demand for prime residential property in Central London for providing both reassurance and buyers.
Many of our buyers are wealthy Londoners who, having capitalised on their own house sale, are looking to reinvest in the country market where they perceive there to be significant value for money as well as the best possible educational opportunities whether private or grammar school.
It would be wrong to suggest that the volume of business is anything like the heady heights of 2007. Indeed only the very best properties are in demand and only then if they are competitively priced.
Forecasts for 2012 are already much quoted in the national press with the talk of prime South East benefitting from as much as a 7.5% rise in values. Time will tell whether this proves to be true, but there is certainly no suggestion of any dramatic fall, which is certainly reassuring.

Our Lettings Departments covering Locksbottom, Sevenoaks, Tunbridge Wells, Cranbrook and the surrounding villages have seen continued shortages of property to rent in peak times and in the sought-after locations when demand has exceeded supply. We saw rental growth of 8.1% in 2010 meaning rents typically performed substantially better than capital values. During the first half of 2011 we saw an increase of just 1.8%. We see that rental growth has stabilised in the region and is unlikely to turn negative.
