The main objective of the project was to bring back to life the lower round floor, of the early 18Th century property, which had become a dumping ground and makeshift gym for the family. This involved adding a WC and shower room, built in storage, new staircase, gas stove, megaflo and engineered oak flooring throughout. Outside we added a garden room with sliding doors and sky light which was to be used as a gym and study. This involved underpinning the adjacent walls and building the structure without securing fixings the walls as they were listed. During the project we overcame three particular challenges. The demolition phase exposed a number of structural defects with rotten and short timbers and a broken pipe had creating a sink void hole below the family room slab. We also found damp in the walls requiring a damp proof contractor or apply a cementitious tanking render to all the walls. Lastly due to the drainage high levels of the house, a sump and pump installation was required to carry away the waste from the LGF toilet and shower. On the upper floors we built bespoke alcove book cases with matching cornice details for the living room and a new bathroom for the 1st floor.
