dodged the wrecking ball for now,but now its sister, the iconicAlabama Theater on SouthShepherd at W. Alabama appears tobe in jeopardy.
The Alabama remained intact asa Bookstop for decades, but Barnes& Noble closed the location last fall.Weingarten Realty is reportedly intalks with Staples (and others) and isconsidering gutting the theater’s ArtDeco interior to make the spacemore retail friendly. Green Revival House, 31st Street at Avenue QHow “green” can a historic house restoration be?
This house was doomed to the landfill after Hurricane Ikeknocked the house off its six-foot piers, but GalvestonHistorical Foundation rescued it by finding a new lot for it andorchestrating its revival. The 1,000-square-foot house is atypical small family dwelling like mnay found throughout theIsland’s historic neighborhoods.
“It’s often been said now that the ‘greenest’ building isone that has already been built,” said Dwayne Jones, GHFexecutive director.
As word spread about the project among preservation-ists, area businesses that already are making their marks ingreen historical renovations have enthusiastically agreed toparticipate in the project, said Matthew Pelz, Partners in theField project coordinator with GHF. Some are donating tech-nology for the house, including an innovative 23-foot-tall, bird-friendly backyard wind turbine to generate electricity.
In the model house, GHF’s goals are to preserve orreuse over 90 percent of existing materials. Of additionalmaterials, more than 90 percent will be salvaged items ormade from recycled material. Nearly 100 percent of the tinyamount of waste material generated by the project will bediverted from landfills to recycling plants or other uses.

Since 1954, Galveston Historical Foundation has worked to save hundreds oftreasures in the island city. GHF begins a new era in its nationally renownedpreservation efforts with the 36th Annual Galveston Historic Homes Tour thefirst two weekends in May. Among 10 houses that open to the public duringthe annual historic homes tour is the Green Revival House, a modest 19th-century cottage being restored by GHF in partnership with the National Trustfor Historic Preservation.
The tour also emphasizes historic green architecture, the building methodsdeveloped to make homes more comfortable prior to the widespread availabili-ty of luxuries such as electricity, municipal water systems and natural gas.Before they had electric fans, owners of many of Galveston’s oldest homesrelied on floor-to-ceiling windows that could be thrown open to catch everyavailable breeze. Spacious hallways and staircases helped air circulation. Cisternscaught rainwater for drinking, cooking, bathing and irrigation.
This year’s homes tour sets the tone for GHF’s future restoration programs—tohelp the public find affordable old homes for restoration while keeping theminformed of the best ways to preserve historic green features and incorporatemodern green elements. John and Agnes Roemer Cottage, 1888, 2415 Avenue LThis five-bay gable fronted cottage was built for Agnes Moser Roemer andher husband, John. The $1,350 purchase price included wallpaper in everyroom, weatherboard siding, slate roof, heart pine floors, eight doors, 18 win-dows and 13 sets of window blinds.
James and Jessie Fendley Cottage, 1885, 1403 TremontThe current owners of this high-raised Victorian cottage recently completeda renovation and restoration using many materials recycled and repurposedthat they purchased from architectural salvage warehouses in Galveston andHouston.
Ernest Stavenhagen House, 1915, 1527 PostofficeThis Classical Revival house, with its commanding presence, boldly standsout from its Victorian neighbors. The most prominent feature is the frontgabled entry portico. The paired boxed columns of the double-galleried por-tico are the modern interpretation of a classical colonnade.

Going to the beauty shop for a haircut is not the usualway to gain a client, but Cathy Clark was having problemswith her condo and needed my help.
“The living room/dining spaces were getting on my nerves and just weren’trelaxing,” she explains. “”The rooms looked jumbled up to me and I couldn’tfigure out how to pull them together. ” Cathy had bought some bright orangefabric and was instinctively delaying putting it on her dining chairs.
We drove to her nearby condo and had a look. Since her place was won-derful, it just needed a few tweaks to make it spectacular. In one meeting and afew emails we transformed her condo. I agreed that the orange fabric would betoo bright for the dining room chairs and would drown out both the CharlesBefore The furniture was bunched up on the right side of the
room and a new end table with drawers was needed for storage. The
light sofa did not tie into the rest of the darker seating.

tip>When in doubt, don’t! Listen to yourself when you hesitatemaking a decorating decision.
Because the orange fabric was already paid for, I recommended she use it aspiping on the armchair (given to her by an old friend, Tom Hooper, in the late’60s along with the ornately-painted antique end table) and to pipe the existingpaisley pillow on the chaise. I loved the brown Donghia fabric she had alreadypurchased for the armchair on Ebay. Since the seat cushion never fit the chairproperly, I suggested she ask my upholsterer if he could recycle the existing cush-ion by cutting it down to fit.
tip>Use a decorator’s trick and tie mismatched, large seatingpieces together with inexpensive throw pillows.
Adding storage was crucial, and a small two-drawer side table from www.bro-cade.com # 1000259 was inexpensive and holds bulky telephone books andother items beside the sofa. To tie the light sofa into the room, I recommendedshe add two pillows—one in the same orange fabric (with dark piping) to tie intothe orange piping on the chair to the horse artwork, and another brown pillow totie the chair and chaise into the decorating scheme and rugs.
Cathy had some brown animal print fabric from Calico Corners for the pil-low and she used similar dark eyelash fringe on it that she had used on the chaisepillow. I gave her the name of my sewing workroom to make the pillows.

I recommended that she paint the white stair rails a deeper color that coor-dinates with her walls—Pratt & Lambert “Diplomat Gray” # 2292 and to paintthe upstairs wall the same color, which adds drama to the space and makes theornate Dutch marquetry secretary chest under the stairs pop out. The secretarywas in her uncle Earl Mitchell’s estate, which he bought from actress Mae West’sestate. (She lived in a nearby apartment from him in West Hollywood for 50years.) Flanked with a pair of ornate Spanish chairs (a gift from her dear friendJohn Shively), Cathy used my upholsterer to recover the once red seats inseafoam green/taupe pebbly leather she bought for $5 on Ebay. Now there iscolor all around the room.
The candlesticks, a gift from her dear friend Will Whitmer, and the antiquetole box on stand, a gift from her uncle, needed “tightening up”, and weremoved closer together on top of the secretary for more impact. The Japanesewoodblock prints next to the desk were brought back from Japan by Cathy’sfather right after WWII, as were the antique lacquered boxes on the tabletops.

To further update the space, I suggested she remove the dated wallpa-per and paint the dining room and entry walls the same Pratt and Lambert“Cadet Gray” she used on the walls. After carefully asking, I also recom-mended Cathy remove the dining shutters on the pass through to thekitchen, since she never used them. This freed up enough wall space tohang her vintage l980s Bang & Olufsen stereo speakers on the wall. Thespeakers are so handsome they look like art. Now her mother’s chandelierreally shows up in the dining room.

but still add function.
Since Cathy needed some bookshelves to house her stereo system, I recom-mended she ask her carpenter Gus Lemus to build short ones – construct-ed on each side of the pass through – and that he paint them the samecolor as the wall so they would not make the dining room feel even smaller.Their location also would not interfere with pulling the dining chairs outand sitting down at the antique table, which Cathy had previously paintedblack.
After our visit, Cathy was excited. “I felt like you listened to my likesand dislikes and came up with a plan on paper which I could easily follow,”she says. The biggest surprise? Suggesting that she paint the upper staircasewall and rails a deep gray, which she loves. She was amazed at what couldbe accomplished with minimal dollars spent. “The rooms feel so muchwarmer – more finished. I am so comfortable here now,” Cathy adds.

Chef Randy Evans is behind schedule. He stands
along the fence line separating Haven, his newly
opened eatery, and the parking garage next door.
It’s muddy on this murky March day, and half a dozen littlefruit trees stand bravely against the wind and wet.
“We should’ve planted two weeks ago,” he says looking up at thesky. “But this winter’s been so cold.”
A garden was always part of Evans’ grand design when he openedHaven last November. The restaurant is billed as “A SeasonalKitchen.” Most of the menu selections are sourced from aroundTexas, including vegetables from Houston’s surrounding counties, fishfrom purveyors along the Gulf, and meat from the Hill Country andPanhandle. Add to that mix Evans’ core commitment to make asmany condiments, confections, breads and charcuterie in-house andyou have the makings for a true homegrown restaurant.
But that wasn’t enough for Evans. He wanted to be able to growhis own ingredients.

“I took a course on urban gardening last year throughUrban Harvest,” Evans says. “I really recommend it toanyone thinking about growing their own garden.”
He says the five-month course gave him new insighton planting cycles, what fruits, vegetables and herbs growwell in the city, and how he could make the whole thingas self-sustaining as possible. He enlisted the assistance ofone of his produce providers, Gita van Woerden ofAnimal Farm in Cat Springs. She supplied cedar for theraised beds he wanted to create, and they agreed to a sym-biotic composting arrangement: he’d offer her his dailykitchen scraps, if she’d turn it into compost and bring itback for use in the garden.
“The soil outside here won’t really work for planting,”he says. “So, we’re using a mushroom compost as our
base.” He says. “We put in a drum to catch rainwater,” hepoints out the shiny silver 500-gallon cistern at the end ofthe restaurant. “And here,” he indicates the fence, “we’llput in a grape arbor, and we’ll use the space for climbingproduce, like tomatoes and cucumbers.”
By late May, Evans figures he’ll be harvesting the firstof the summer’s Heirloom tomatoes, and he’ll be lookingforward to a host of hot peppers: chilis, jalapenos, pol-blanos, habaneros. He anticipates peas, green beans andyellow wax beans as well.
“All of those do really well in Houston,” he advises.“And they have anywhere from a 45 to a 60-day growing season, so you can see results fairlyquickly.” He laughs. “I’m having a blast going through seed catalogues.”
Over the next year and a half, he’ll be planting lime and Meyer lemon trees, which he alsoadvises home gardeners to think about planting.
Evans’ belief in sustainability has infiltrated all facets of Haven; both staff and diners areexcited about the project. Evans thinks that’s fantastic.
“When people get a chance to really see how the food cycle works, where things come from,what it takes to grow that one pepper on your plate, it gives a whole new appreciation for food.”

“Sustainable,” “eco-friendly” and “green” talk are moreand more common in home design and constructionthese days. And it’s about time.
One way to walk the “green” walk, is to stop and notice what you’re walkingon. Flooring is central to an environmentally friendly home because it covers,well, every square inch of it. It’s also an aspect of the home that can go greenwithout major renovation or sky-high prices.

“We’ve definitely seen a huge increase (in requests for green materi-al) just in the last year,” says Paige Haynes, gallery manager at Daltile –Houston Tile and Stone Gallery. “Consumers are being much moreaware of the environment and their footprint. They are asking ques-tions about products made from recycled materials, LEED (an interna-tionally recognized green building) certification, and even where thingsare made. Mileage cuts down on the footprint.”
The demand for sustainable materials has certainly increased in thelast few years, and the market is starting to match the demand with aversatile, approachable supply. Green options are available for almostany flooring type, from hardwood to carpet to tile. How green you goreally depends on flexibility – in both budget and aesthetic.
“Unfortunately, the true green products are very expensive,” saidHarry Schillings, owner of Spring Carpets.
But many green choices, like economically sound tile, are bothaffordable and beautiful.
HARDWOODThe hardwood aesthetic probably offers the widest spectrum of ecologi-cally sound products, however, only a few of them are actually wood.
BAMBOO: A rapidly renewable resource, bamboo is one of the mostpopular flooring options for the environmentally aware. The plant canbe cut down about every six years, and then, it grows back from thesame root stock, says Ann Knight, global brand director and executivevice president of Teragren, the nation’s leading manufacturer of environ-mentally conscious bamboo flooring, countertops, panels and veneer.
“(Our bamboo) is grown without pesticides so there is nothing inthe growing process that harms the earth.”
Bamboo releases 35 percent more oxygen and absorbs about fourtimes more carbon than a comparable cluster of trees. To underscorethis point, Teragren lists on every product box how much carbon thatbamboo removed from the earth.
Stressing the increased demand for green products, Knight says thatbamboo accounts for 60 percent of Teregren’s flooring sales.Manufacturers of bamboo floors now offer many more options in grainand color, so it appeals to all home styles.
CORK: This material is growing in popularity but remains fairlyexpensive. Cork is strictly protected in the limited areas of the worldwhere it grows from the Cork Oak, and it is also a rapidly renewableresource. Schillings covered his office floor in cork three years ago, anddue to its comfort, unusual look and durability, he said, the cost –about twice as much as some hardwoods – was certainly worth it.

CERTIFIED WOOD PRODUCTS: Forestry Stewardship Council certi-fied wood has been harvested and milled according to strict standards thatrequire a third-party audit of production. The certification is expensive, soit’s important to remember that some smaller companies may follow thestandards but can’t afford the certification, according toSustainableFlooring.com.
RECLAIMED WOOD: Basically recycled wood. Definitely green but canbe expensive and limited in quantity.
RENEWABLE WOOD PRODUCTS: Some wood flooring, like theBALK line from IKEA, is made from renewable wood, wood chips andwood fibers. This product can also be broken down for recycling. Renewablesimply means the source will grow back.
CARPETCarpet has an unfortunate past in terms of impact on the planet, butthings are changing for the better. More and more, carpet is made withpre-consumer recycled content – scraps from manufacturing – as wellas post-consumer recycled content. Waste from carpet manufacturingis bettered monitored, and carpet tiles now allow removal and replace-ment of portions of carpet, thus reducing waste.
Looking for sustainable carpet? Try natural fibers, such as sea grass,sisal, wool or a blend of these. Materials like wool may be more expen-sive, but “that’s about as green as it gets,” Schillings says. Because they
are natural, these carpets also tend to be easily maintained. Also, look for the American National Standards Institute’s national
sustainability standard for carpet products. The voluntary standardoffers three levels of reduced environmental impact: silver, gold, andplatinum.
TILETile offers many ecologically friendly options and does so in a variety ofstyles and price brackets. Many tiles contain recycled materials, which isoften a combination of unwanted glass, stone, dirt and sometimes plastic.Manufacturers can process these materials into a fine powder, and then, intorecycled tile.
For example, IceStone, which can be found at Daltile - Houston Tileand Stone Gallery, consists of 100 percent recycled glass, diverting “hundredsof tons of glass from landfills each year,” according to the product’s manufac-turer. The tile is even made in a renovated, day-lit factory in the BrooklynNavy Yard.
Another important issue is where tile is manufactured, says Haynes ofDaltile. “We are switching plants to be closer to home, and we have a lotmore products that are helping with fuel-efficiency because they are manu-factured within a 500-mile radius,” she says.
Another bonus is cost, Haynes says. With tile, the cost of green productsis the “same or even less.”
Get even greener with environmentally friendly tile adhesives, whichhave no or very low emission of VOCs (volatile organic compounds).

Editor’s Note: Our Green issue features a
drastically different type of new home
construction. While many of our feature
stories showcase the aesthetic, this partic-
ular home is a paragon of durability,
green-mindedness and seriously sensible
design. And it is a lovely home, but a
new, more evolved type of home.
This story began when Houstonian Ker Thomson set out tobuild a new home for his family. Ker and his wife Racheland two kids had outgrown their 1950s house in Lynn Parknear Highland Village. Ker was highly interested in greenbuilding practices, so he started researching and found a lotof conflicting opinions and methods. Ker soon concludedthat “the traditional ‘bricks, sticks, and fiberglass insula-tion’ home construction techniques are not even close tothe way a house should be built” Ker wrote in an articlesubmitted to the Journal of Green Building. “It hadbecome clear that traditional home building is done for the

It’s comprised of heavy dutyDECRA Shingle Plus roofing panels, 2x2 treated battens, a TCM-4RW radiant barrier/vapor bar-rier, Grace Ice and Water Shield on the entire roof deck, a 5/8-inch roof decking that is inde-pendently screwed into the rafters. he wanted to build a better home, utilizing ICF (insulated concreteforms) for the entire structure, creating a machine of stability.” TheICF sections are building blocks that are filled on-site with reinforcingbars and concrete. The result is a house made of walls that are is struc-turally sound, insulated, includes a vapor barrier and is ready for finalexterior and interior finishes to be applied.
INSIDE STORY
In its finished state, the home looks like any other upscale new constructionproject, with loads of attractive details and handsome materials. With fourbedrooms and five and a half baths, it is a peaceful haven for Ker’s family offive. Peaceful? Those solid-core ICF walls provide outstanding sound insula-tion.
From the foundation to the wiring to the insulation, the home was designedto achieve a ‘Fortified’ rating from the Institute for Building and HomeSafety (IBHS). This is a designation awarded to homes of exceptional
‘day of sale’ and I was looking to build for the long haul.”Ker’s quest for a better way to build a house lead him to Texas
A&M University’s Energy Systems Laboratory. This partnership pro-duced a sound building system based on strength, system synergies,durability, comfort, safety, efficiency and yet, with a sharp eye on prac-tically and cost.
After all of the research and development, Ker began looking for acapable, like-minded builder. He interviewed eight experienced localbuilders, all of solid reputation and many considered “green” builders,but few were interested and none was the right fit. Then Todd Rice ofRice Residential Design, suggested Ker contact Jim Kuchenbrod, abuilder with 30 years’ construction experience, including building 38previous ICF houses (more on these later) made him an ideal candi-date. Jim and Ker instantly connected on the concept of the houseand soon Jim moved to Houston from Florida and joined DurableResidentail Builders as a partner.
“It was like ‘where have you been all my life?’” says Jim. “I saw that

Dim-able lighting was installed throughout the house, along with compact florescent lights (CFLs) that are now available in appealing color tones. Ker said, “Any home is well served by dim-able light-ing. It sets a mood, it saves energy, it extends the life span of the bulb.”
To make outdoor entertaining more enjoyable, Natures Pest Control installed an Envirogreen Mosquito Control System, which uses amisted sodium-based product that acts as a drying agent to kill mosquitoes. It is 100% non-toxic to the point where Envirogreen isclassified as a minimal risk pesticide by the EPA.
OPPOSITE: Architect Todd Rice of RiceResidential Designs embraced the concepts of thebuilding system and designed a home for the homeand had expertise and experience in ICF construc-tion and green home building. The result is a housethat is very much in line with other new homes in theneighborhood.
strength and threat resistance. Amongother criteria, the house was engineered towithstand winds up to 130 mph (20 mphover the FEMA wind speed zone designa-tion for Harris County).
Collaborating with the EnergySystems Laboratory at Texas A&MUniversity, Ker went through exhaustiveanalysis of every single ingredient for thehouse. Nothing escaped their microscopicscrutiny. Plus, Ker’s family was movinginto the home, so every consideration,every choice was a personal one. Whatfollows is a summary of the home’swell-researched durable and energy-efficient elements.

COOLING & HEATING: HVAC with chilled water system AThermalflow HVAC system (where the coil is filled with chilled water)was utilized, boasting an estimated SEER performance of between 15and 19. The system is minimally affected by the weather. As ambienttemperatures rise, the efficiency drop-off is only about 10% of thedecline of traditional refrigerant home systems. This is the first systemof its kind in Houston.
RAINWATER HARVESTING: The roof spans approximately 5,000square feet. Given that rainfall in Houston averages three to six inchesper month there is ample opportunity to catch and store water.Durable Residential builders put together a system to easily harvestwater from approximately 70% of the roof, collecting in a sealed11,500 gallon underground cistern. From there water is pumpeddirectly for irrigation of the lawn and landscape and through a filtra-tion unit for potable water in the home.

FOUNDATION: The Slab on Builders Pier provides an extra-thickconcrete slab is connected to every wall with several feet of rebar.This makes the entire house function as a machine of stability.

ROOF SYSTEM: Sealed attic, semi-ventilated roof The attic androof are undeniably critical to the home’s performance. Icyneneopen-cell foam was sprayed under the roof deck and covers all thewood elements of the roof assembly, which yields a very comfort-able attic. Ker reports that even on a 104 degree day in August, thetemperature is within three degrees of the conditioned living spaceand only fractionally more humid. Each of the rafters is hurricanestrapped to each other and anchored to the ICF wall system.Strategic staggering of DECRA shingles allows excess heat toescape, effectively managing the heat and wind extremes.
Upstairs, full-thickness of the Brazilian Cherry in short boards that are 3 1/2 inches wide were installed by International Flooring of Houston. All the home’s windows are case-ment-style, argon-filled HurricaneShield windows from Pella’s Architect Series, which were installed by Pella of Houston.

Lucky DogMarvin Johnson, a former oceanographer, has been making unique, hand-crafted furniturefrom reclaimed wood, metal and stone for the past 15 years.
He named his company Lucky Dog Designs after rescuing a stray dog that had been run over on the street in front of his workshop.
You could say that Johnson rescues strays with his furniturecreations, too. Johnson salvages things from trash piles, collects materials from house and building demolition sites,picks up driftwood and works with sentimental pieces thatclients bring to him. With this always varied selection of materials, Johnson creates styles, stunning furniture pieces.
“We make a lot of dining tables and bar counters by cutting big planks from downed trees,” says Johnson. “It’srewarding to give something back, when it was a family’sfavorite tree. It’s kind of nice to keep it in the family, instead of shipping if off to a landfill or to be turned into mulch.”
From tree trunks, Johnson creates “live edge” pieces thatmaintain the natural, irregular edge and feature a smooth,refined finish. WHAT’S UP? I’M TANNER. Man, have you decided to
stop and read the right article. A little about me: I’m a playful,
energetic, 11-month-old chocolate / red lab mix seeking new digs.
I would make a great workout buddy, in fact my keeper peeps here
at the kennel call me the aerobics instructor, as I am mucho active.
Yeah, I like to stay in shape, but don’t worry, it’s not to pick up
dames – I am from the SPCA after all, so you know what that
means: snip, snip! I stay active for my health and to keep life inter-
esting. In case you haven’t noticed by now, I have an awesome per-
sonality, and love to play games (no worries, I’m not into mind
games). Like any dude dog worth his salt, I’m willing to learn
commands and generally please my new owner. And with a little
training, I’d be a perfect companion for just about anyone, as long
as they’re not a boring snoozer. I was brought to the Houston
SPCA because of my, let’s just say, je ne se quoi. My previous
owners were a bit too chill for me, so please be a runner, hiker or
even a surfer. Cool, dude! Oh yeah, I’m just a pup still, so I’m in it
for the long haul, as long as we can stay active together.
