Early Cost Estimate - Design Package
DESIGNline Architects offers an alternative Design/Build approach that willpin down the cost question quickly, so you can make the decision to move forward. We’ve developed a (3) three-step approach:
1. Confirm your budget and design goals - We present you with several architectural design alternatives that will allow you to quickly visualize your final project. Once designs are approved we formate a conceptual design package (similar to this one) that your general contractor will use to confirm your budget and help you make a decision to move forward. This construction cost estimate will be within a +/- 20% range.
2. Once the conceptual design and budget align, we will finish your final design phase. Then when the construction documents are 75% complete, we will again work with the contractor to refine the construction cost estimate to within +/-10% range.
3. And when the final project is bid by the subcontractors, the final construction costs are locked in, assuming no design changes.

TO RIGHT OF REFRIGERATOR. THIS IS WALL A BEARING WALL, SO KEEP NEW BEAM HIDDEN ABOVE CEILING, IF POSSIBLE.
• LEAVE FULL HEIGHT EWALL BEHIND REFRIGERATOR. REPLACE ALL KITCHEN COUNTERTOPS, BUT ALL REMAINING CABINETS WILL NOT BE
REMOVED OR REFINISHED.
• REMOVE DROPPED CEILING IN ENTRY FOYER, KEEPING DROPPED CEILING IN HALLWAY UNCHANGED.
LIVING ROOM PROJECT #2 -• ENCLOSE EXISTING REAR PATIO COVER, EXPANDING LIVING ROOM AREA. INCLUDE 2 NEW DOORS OUT TO POOL AREA.
MASTER BEDROOM PROJECT #3 -• REMOVE WALL BETWEEN TWO REAR BEDROOMS, COMBINING THEM INTO ONE LARGE MASTER BEDROOM. ADD DBL. DOOR
CONNECTING LIVING AND NEW BEDROOM.
• ADD DIRECT ACCESS WALKWAY INTO MODIFIED HALL BATHROOM WITH 2 SINKS.
GARAGE/LAUNDRY PROJECT #4 -• ENCLOSE CARPORT AND EXTEND NEW GARAGE INTO FRONTYARD PER PLAN.
• EXPAND CURRENT LAUNDRY, LEAVING EXISTING PLUMBINGWALL UNCHANGED.
• BUILD NEW STORAGE ROOM THAT SQUARES OFF BACK CORNER OF HOME, INTEGRATING NEW LIVING ADDITION.
DETAILED SCOPE OF WORKDEMOLITION1. ON DEMOLITION PLAN AND FLOOR PLAN FIND WALL LEGEND THAT DENOTES SYMBOL FOR "WALLS TO BE REMOVED".
2. LOWER WALL BETWEEN KITCHEN AND LIVING ROOM TO A STEPPED BAR HEIGHT PER PLAN, REMOVING UPPER CABINETS AS REQUIRED TO
RIGHT OF REFRIGERATOR. THIS IS WALL A BEARING WALL, SO INSTALL NEW BEAM HIDDEN ABOVE CEILING, IF POSSIBLE.
3. LEAVE FULL HEIGHT WALL BEHIND REFRIGERATOR.
4. INCREASE WIDTH OF OPENING BETWEEN KITCHEN AND LIVING TO LEFT OF REFRIGERATOR.
5. REMOVE PORTION WALL ADJACENT TO NEW LOW WALL BETWEEN ENTRY AND KITCHEN PER PLAN.
6. REMOVE KITCHEN COUNTER TOPS. ALL REMAINING CABINETS WILL NOT BE REMOVED OR REFINISHED.
7. REMOVE EXTERIOR MASONRY BEARING WALL AND DOORS IN REAR OF LIVING ROOM PER PLAN, ALLOWING LIVING ROOM EXPANSION INTO
COVERED PATIO. THIS IS WALL A BEARING WALL, SO INSTALL NEW BEAM HIDDEN ABOVE CEILING, IF POSSIBLE.
8. REMOVE WALL BETWEEN TWO BACK BEDROOMS #1 AND #3. THIS WILL CREATE ONE LARGE MASTER BEDROOM. VERIFY IF WALL IS
BEARING THE ROOF.
9. CUT NEW DBL. DOOR OPENING BETWEEN LIVING ROOM AND BEDROOM #3 PER PLAN.
10. CUT NEW WALKWAY INTO HALL BATHROOM FROM MASTER BEDRM #1. VERIFY LOCATION OF SINK WATER SUPPLY AND SEWER.
11. COMBINE TWO CLOSETS NEXT TO BEDRM #3, REMOVING WALL IN BETWEEN, PER PLANS.
12. REMOVE TWO WALLS IN LAUNDRY PER PLAN. LAUNDRY PLUMBING WALL WILL REMAIN UNCHANGED FOR EXISTING WASHER, DRYER AND
WATER HEATER.
13. REMOVE LOW MASONRY WALLS IN BACK YARD. RELOCATE EXISTING POOL EQUIPMENT TO se CORNER OF YARD.
FRAMING 14. ON DEMOLITION PLAN AND FLOOR PLAN FIND WALL LEGEND THAT DENOTES SYMBOL FOR "NEW WALLS".
15. BUILD 2x4 STUD WALLS TO ENCLOSE REAR COVERED PATIO FOR NEW LIVING ROOM EXTENSION PER PLAN.
16. BUILD NEW STORAGE ROOM ON BACK CORNER OF HOUSE BEHIND EXISTING LAUNDRY.
17. BUILD 2x4 WALLS TO ENCLOSE CARPORT, EXTENDING FOOTPRINT IN FRONT TO HOUSE PER PLAN.
