Post on 26-May-2020
Hello Friends,
Now that November is upon us, and Thanksgiving will be here in just a few
short weeks, it’s a great time to start thinking about getting your game plan
together for 2018. Don’t forget, while you’re absorbed in your Thanksgiving
preparation, that 2018 Rock-Green-WRA/Nar dues are due by November 20th!
Many have already paid their dues, or used out pre-payment plan throughout the
current year to pay some, most or all of the dues in advance—thank you.
Does your plan for 2018 include adding a designation to your résumé? It’s
a great way to gain new skills, demonstrate your knowledge and value to clients,
and keep yourself at the center of the transaction. WRA offers the 2-day Accredited
Buyer Representative class in Madison (and webcast around the state) on
November 13th and 14th, there’s still plenty of time to sign up!
I look forward to meeting our newest Realtor® members at the New
Member Orientation on November 16th at the Association office. New agents,
please remember that attending an orientation session is required, and are held
quarterly. See you then!
We have several very worthy causes that we support and need your help!
Our Rock-Green Apparel Drive (coats, hats, gloves, mittens) needs donations of
these items for kids that need them. You can bring your donation to the Association
office through Friday, November 16th.
We are also seeking donations now, of cash or items to be auctioned off
for our Toys for Tots Fundraising Auction, to be held at the Dinner Dance December
1st. Please help us brighten the holidays for area families! Please call me at 608-208-
5011 if you’d like to get more information or make a donation.
Finally, please mark your calendars for our annual Dinner Dance, Friday,
December 1st! The annual Dinner Dance will be held at the Armory, and we’ll have
a Great Gatsby theme in this historical building. We’ll also be raising funds for Toys
for Tots through a live auction. I think this will be one of the best ever! A big thank
you to the committee for all its fine work!
Thanks for all you do,
Happy Thanksgiving
Ben

MLS CORNER 4
MLS INFORMATION **Condo Pets & Parking: If you currently have an active Condo listing, please make sure pets and parking are reflected correctly. We have expanded the options for pets, and in doing so converted Small Pets Only to (Cats OK and Large Dogs OK) to Dogs OK. If your condo allows small dogs, please select the new features Dogs OK and Size
Limit. If you had selected (1 Space, 2 Spaces or Outside) for condo parking, please note that we have changed these features to 1 Space Assigned, 2+ Spaces Assigned, and Outside Only. Please correct condo parking if these
features no longer apply. **In the past, listing edit checks required that you enter the dashes and periods as part of a parcel number when entering a new listing into Paragon. As we now are storing the parcel number with and without the punctuation within the tax module, it is no longer necessary to include the dashes
and periods when entering your new listing. Paragon will now accept a parcel number with our without the punctuation. An error will still come up if you enter the wrong number of digits. **Finding Company License Numbers in Paragon™ Clicking on the listing company name link from the agent full report
will bring up information about the firm including the company’s license number (under Extended Fields). Please try this with one of your listings to make sure we have your company’s license number on file. If this is blank, or incorrect, please email your office license number to member@ wisre.com.
**Showings for Properties Outside SCWMLS: We are in the process of adding the Schedule a Showing link to non-member listings that have been imported from other MLSs (i.e. those that start with MM). In the meantime, if you need to schedule a showing on one of these properties, you can do this directly from the ShowingAssist program, which is
integrated in the SCWMLS database within Paragon by selecting Preferences and ShowingAssist. From the menu on the left, click on Showings and Make New Request. Search for the listing by MLS number (without the alpha prefix) or address. From there the interface will look familiar. Associated Doc Hot Tip: When adding an associated
document to a listing in Paragon, your document will be automatically set as a private document unless you select the Public check box. Public associated documents are available for the public via e-mailed listing links sent to clients. Private documents are not included when listings are emailed from Paragon, but SCWMLS members have
access to them via the Documents link on a listing. We do not send private documents to other MLSs as some other MLSs do not distinguish between public and private and include all documents with e-mailed listing links to the public. Please make sure to mark your public type documents (i.e. condition reports) as public so agents in other MLSs have access to them.
**Please make sure your seller signs and dates all amendments the day of or prior to expiration date.
Sold Properties
**Please enter your sold property into Paragon™ “Offer no-show” (click save) then enter the sold information into Paragon™
Sold Before Published/FSBO
With the exception of SBP (Sold Before Publishing). SBP are entered directly into sold status, do not enter
as “Active” or “Offer no-Show”. Please make sure on all SBP’s you have all information and an outside photo of the sold property. Questions call 608-755-4841.

ASSOCIATION NEWS 5
Rock County Housing Statistics
Madison, Wis. —This is a solid economy which under normal circumstances would fuel both home prices and home sales but these are not normal times, at least on the supply side. The statewide inventory picture looks okay at 5.5 months of available supply, but that hides the significant variability within the state. There are several reasons why owners are less motivated to sell even when they can get top-dollar for their homes. Retirees may have decided to age in-place now that their homes are paid off, and pre-retirement owners may be reluctant to sell because they would have to buy or rent in the same, low inventory market. Strong demand and tight supply continues to put upward pressure on home prices. Every region of the state experienced strong price appreciation through the first nine months, relative to that same time period in 2016.
Rock County Housing Statistics—The median price for September 2017 is $139,200 and for the month of September in 2016 it was $139,550 that was a decrease of -0.3% and the Sales for September 2017 is 210 and September of 2016 was 216 that was a decrease of -2.8%. Annual Housing Statistics—The median price for September 2017 was $139,600 and for the month in September of 2016 it was $135,000 that was an increase of +3.4%. The sales for September 2017 was 1,796 and in September of 2016 it was 1,860 that was a decrease of -3.4%. All county figures on sales volume and median prices are compiled by WRA and are not seasonally adjusted. Median prices are only computed if the county recorded at least 10 home sales in the quarter. Beginning in 2010, all historical sales volume and median price data at the county level have been re-benchmarked using the Techmark system, which accesses MLS data directly and in real time.
