Spring 2014 | Fine Homes of WNC 11
Placing a home on the market is simple; you find aRealtor, sign the listing papers, put up a sign and Voila, your property is on the market! Sounds easy, but willthose three simple steps actually sell your luxuryhome? Maybe, maybe not! There are many variablesinvolved which sellers are unaware of that play a bigpart in whether you are successful in your endeavor tosell a property or not.
There of course are times when selling is much easier, especially when the U.S. and local economies arecooperating and your property is located in an areawhere there is a high demand for luxury propertiesand little inventory to choose from. Then there arethose other times when the economy is sluggish withmany homes on the market and a void of buyers.Tough economic times are especially tough on ownersof luxury properties.
The luxury home market in Asheville and WesternNorth Carolina is today experiencing relief from the
difficult times we have experienced over the last fiveyears, but it is not completely back to where it was, norwhere we hope it will be again. So if you own a luxuryhome and have decided to or need to sell, and want togive it the highest possibility of selling for the bestprice possible in 2014, here is my checklist for you:
PREPARE YOURSELF MENTALLY TO SELL - Have you andyour partner or family truly come to terms with thefact that you are moving? As corny or new age as itsounds, I believe that buyers will feel your energy. Ifyou put your property on the market and you reallydon’t want to sell or feel sad about leaving, or if thereis a part of you or your family that is not ready tomove on, buyers will feel that when they walk throughyour home, even if you are not physically there whenthey visit it.
How many times have you decided against somethingbecause it did not feel right? If you have not done ityet, you need to come to terms with the fact that you
Are you ready to sell your luxury home? There are so many little things to
remember, just ask yourself often,
“How would this look to me if I
were a buyer?” If you do these things,
your home WILL stand out!
12 Fine Homes of WNC | Spring 2014
Make those repairs that you may have been putting off;
don’t give a buyer any chance for a negative impression.
You are selling a luxury property and luxury buyers will be impressed
with your attention to detail.
are moving, and get everyone else on boardwith it. Get excited about where you aregoing and all the good that will be coming toyou with this next step in your lives! Whenyou arrive to this place of acceptance, you aremaking room for someone else to call yourhouse their home.
Buyers will feel the openness and possibilitiesas they walk though. If you are not mentallyready, buyers may love every aspect of yourhome, but it is highly likely that they will notFEEL right about it, and if it does not FEELright to them, they won’t be buying it.
PRICE IT TO SELL – When you are ready to orneed to sell, make sure you price your homecarefully and correctly. If it’s not priced cor-rectly, you stand the chance of losing moneyby selling it too low, or not selling it at allbecause it is priced too high or even too low.
Traditionally, home prices are established bysampling recent sales of properties similar toyours. In the current market what I believe iseven more relevant are the asking prices ofsimilar properties to yours that are active forsale on the market.
You need to know who you are competingwith! One of the greatest mistakes of sellerstoday is believing that their property is worthmore than it actually is, then pricing it toohigh and suffering the frustration and some-times financial consequences of not selling itat all.
If you are ready to sell your home, price yourproperty competitively, but not too low.Make your home financially appealing tobuyers… and maybe even leave a littlemoney on the table for the next guy. In thelong run I believe you will come out ahead!
GET YOUR HOUSE READY TO SELL - When weare living in a home and especially whenthere are children, it can be filled with thingsthat make us feel good such as photos ofgreat times, gifts from friends or family, books, etc.
Spring 2014 | Fine Homes of WNC 13
14 Fine Homes of WNC | Spring 2014
We leave things on the counters and shelves thatmake life easier for us, particularly in the kitchen orbathrooms. But now you are selling your home andyou need to get it ready to present to its new owner.Let the words “Simple, Neutral and Elegant” guide you!Pack up all those photos and frames, and leave a cou-ple if you must!
Pack up overcrowded bookshelves and tables, leavingjust enough so the home feels lived in, yet simple andelegant. Floors and rugs should be immaculate; wallsshould be beautiful and clean. All lights need to beworking, all windows and doors in good working orderand clean inside and out.
Make those little repairs that you may have been pro-crastinating about; don’t give a buyer any chance for anegative impression. You are selling a luxury propertyand luxury buyers will be impressed with your atten-tion to those details. Outdoors you will need to keepyour lawn and gardens especially well manicuredwhile you are selling.
If you have a pool, it should be pristine and openwhen you are showing. There are so many little thingsto remember, just ask yourself often,“How would thislook to me if I were a buyer?” If you do these things, Iassure you that you will be doing much more thanmost people to get their luxury home ready to sell. And your home WILL stand out!
STAGING – If you will be moving before your house issold or have already moved and your house is empty, you need to consider having your home professionallystaged.
Your Realtor should be able to recommend a couple oflocal companies that specialize in staging luxury orhigh-end homes. Don’t put your house on the marketempty if at all possible. When buyers are looking athomes, they are comparing your house to every otherproperty they have seen and they will make their deci-sion on practical information as well a FEEL.
A home that is simply and elegantly furnished orstaged will always FEEL better than an empty house.Studies overwhelmingly show that a nicely stagedhome will sell faster and for more money than anempty one.
HIRE A REALTOR – Now you are truly ready to sell yourhome, and you need to make sure you hire the right
Spring 2014 | Fine Homes of WNC 15
person for the job. Luxury properties demand a different set of Realtor skills than homes that sell for under$500,000.
Buyers of high-end properties are often harder to please and more difficult to attract. It’s like fishing; many ofthe great fish require much more sophisticated flies, bait or lures if you are going to catch them. Not all goodagents operate effectively in the upper-tier market. It is a market segment that requires special competencies.Take your time and look around to see who is doing it the way you want it done for your home.
When you hire a Realtor who you will do it right, you will be able to lean on him or her to make sure that yourproperty is presented to the market in the way that it deserves. When a luxury property is presented to themarket appropriately, it will get more inquiries, more showings, and will sell more quickly and for more moneythan a property that is not. It’s that simple.
Selling a luxury home is not rocket science, but it needs special attention and consid-erations. If you take the above points to heart and follow the advice offered, there isno guarantee that your home will sell, but I promise you your chances of it selling in2014 will have improved tremendously! Good luck!

When they discovered a family of blackbirds nesting at thenew Merrimon Avenue location of their business, Pat &John Horrocks knew they had found the right home forBlackBird Frame & Art. Now, 11 years since moving theircustom framing business to Asheville, they have purchasedthe building and consolidated the operation at that loca-tion.
For 23 years, the Horrocks have guided their business alonga path different from the typical frame shop. “We’re notsatisfied with the usual options,” says Pat, pointing to thelarge and varied selection of frames in the shop’s comfort-able design room. “We present the finest traditionaldesigns in a wide price range, but more adventurous selec-tions, too, like welded steel, copper, molded Lucite, hand-painted frames, and a large assortment of inlays.”
BlackBird showcases WNC’s largest selection of “period”frames - reproductions of classic styles - and striking mod-ern designs in gold leaf, many of them hand-carved. Johnmaintains,“Asheville not only deserves, but demands, aframer at least equal to those of much larger cities, andthat is our aim.”
They appear to be hitting their mark. Charles Buzzanell,M.D., of Blue Ridge Pain Management & Palliative Care, says,“This is the finest framing studio I have experienced, includ-ing past dealings with reputable framers in Washington,D.C. and New York City. Always a joy to work with theirstaff.” And the staff is key to BlackBird’s success - eightexperienced professionals offering creative design, soundadvice on preservation, skilled craftsmanship, and servicesthat include delivery and installation.
Many new homeowners, and even several homebuilders, have discovered the beauty and value of framed mirrors intoday’s upscale bathrooms, and BlackBird offers thousandsof custom-sized mirror-frame choices. The shop presents ahost of environmentally sustainable options, too, like repur-posed woods salvaged from barns and other buildings,
There’s something special about Blackbird Frame & Art
locally-crafted tree bark frames and an ever-expanding rangeof mouldings that meet FSC-certification standards for sus-tainable practices.
Another BlackBird client, Nancy Ackermann Cole, says,“As a former gallery owner, I knew my standards were very high, but, in time, I found the excellence I sought in BlackBird. Now I wouldn’t trust anyoneelse with my artwork.” Comments like that, and patronage by the region’s top interiordesigners, lead to one conclusion - there’s something special about BlackBird.
BlackBird Frame & Art is located at 365 Merrimon Avenue, just 3/4 mile north ofdowntown Asheville. Hours are 10-6 weekdays and 10-3 on Saturdays. For more information, call 828-225-3117 or visit www.blackbirdframe.com.

Located between Asheville and Warren Wilson College in thebeautiful Riceville valley, the gently sloping cove that Haneyand White had fixed themselves on had full southern expo-sure, adjoined the Blue Ridge Parkway, was protected fromthe north winds by the Tanbark and Swan mountains whichformed it, yet had expansive views of the Bull Creek valley, notto mention it was abundant with springs and creeks and sur-rounded by native woods that were never fully clear cut byloggers.
The Haneys also embarked on building an innovative houseon their cove property with the help of a friend and fledglingarchitect now one of Asheville’s most prominent architects ‚Jim Samsel. The house was an innovative passive solar designconceived for maximum energy efficiency.
In 2007 a writer and his architect wife purchased the Haneyhouse and undertook a complete green renovation and addition, maintaining all of the passive solar characteristics ofthe original design and adding features like salvaged heartwood details, mineral plasters, a new kitchen and bathrooms. They even improved on the energy efficiency with materialslike foam insulation and new windows.
Haney and White subdivided and sold a few tracts to otherlike-minded environmental educators and committed long-time locals who over the years have assured the pristine environment of Jones Cove was preserved, some of itin perpetuity in environmental easements given to theSouthern Appalachian Highlands Association.
Among the other neighbors in this unique community wereRoger McGuire, a former executive for Southern LivingMagazine, and founder of Public Interest Projects which pro-tected much of the historic architecture in downtownAsheville and others who have lived in the Cove for over sixtyyears.
Jones Cove is truly a secret treasure in East Asheville andthose who get to call it home win the prize!

Driving into the green and rolling 1500 acres that comprise The Cliffs
at Walnut Cove can be a jaw-dropping experience. From the signature Jack Nicklaus golf course to the forested nature trails to the scenic splendor of the surrounding mountains, visitors will discover a rare gem of a community just ifteen minutes from sheville.
With the dramatic vistas of the Blue Ridge serving as a backdrop, the Cliffs at Walnut Cove offers potential buyers a diversity of luxurious options to suit every lifestyle, from expansive estates homes to the low-maintenance ease of a European-style townhouse.
The elegant townhomes of Club Village and Fairway Commons offer pedestrian-friendly access to the 19,700 square foot Golf House and both ine and casual contemporary
merican dining at The Tavern. In a wooded knoll hemmed by very and Powder Creeks, the Millstream enclave offers low-maintenance, single-family homes for fans of long forest strolls and regular matches on the nearby Har-Tru lighted tennis courts. Close by are the Cove Park Homes, similarly low-maintenance and just a hop, skip and a jump from a irst-class itness facility itted with indoor and outdoor pools and a highly trained staff to help residents achieve all of their itness goals.
The beautiful surroundings encourage The Cliffs’ residents to enjoy a myriad of recreational opportunities. The 18 hole championship golf course offers challenges and rewards for players of every skill level (and an expansive practice area for those looking to improve their game). Six miles of nature trails wind through various woodland habitats, where hikers can use trail guides from the Dubose Nature Center to identify lora and fauna.
Interesting people from all over the country are moving to the Cliffs, and almost twenty new custom homes are currently under construction. I spoke to Walnut Cove resident and Cliffs Preferred Builder Nancy Thompson who said “Thompson Properties has been building for nine years. 2014 will be our best year yet! Helping people build their dream homes is so very rewarding. I love welcoming my new neighbors to such a warm, friendly community.”
No matter how many times I visit, I’m always struck by the magni icent landscape and the graciousness of the community. The Cliffs at Walnut Cove will always feel like home to me. nd I’d be so happy to help you ind yours.

One very unique feature is our direct access to theAppalachian Trail. The AT runs along the northernboundary of Wolf Laurel making hiking a very popularpastime. There are three access points in the resort tothe Trail. The Trail runs across “Big Bald Mountain”where NC and TN boundaries meet. Several acres sur-rounding the AT have been sold to The NationalForest to protect this pristine treasure.
In summer months, horseback riding is a favorite pas-time. With Wolf Laurel having three boundaries join-ing protected lands, there are many trails to ride “backinto the woods”. Many properties in the resort aresecluded and join the protected lands giving the pri-vacy a lot of folks seek.
The Village Amenity Program offers many activities foryour enjoyment. Activities include: Community centerwith library and Wi-Fi, Tai Chi, Yoga, Summer kidscamp, Water aerobics, Swimming & Tennis.
