SEQUENCE OF OPERATION FOR BOILER PLANT (ALTERNATE 1)
NEW BOILER 'B-1' SHALL MODULATE ITS FIRING VIA ITS ONBOARD CONTROLLER TO MAINTAIN LOOP WATERTEMPERATURE. TEMPERATURES SHALL BE RESET LINEARLY FROM 180°F (ADJ) WHEN IT'S 150°F(ADJ) OUTSIDE TO 120°F(ADJ) WHEN IT'S 70°F(ADJ) OUTSIDE. PROVIDE AN ALARM AND STATUS TO THE NEW SMALL BUILDING CONTROLLER.
NEW PUMPS, P-1 AND P-2, ARE TO BE CONTROLLED IN A PRIMARY STAND BY CONFIGURATION. THE PRIMARY PUMPSHALL RUN CONTINUOUSLY. UPON A FAILURE OF THE PRIMARY PUMP, AS SENSED BY A CT SWITCH, THE STAND-BYPUMP SHALL START AND AN ALARM SHALL BE SENT TO THE NEW SMALL BUILDING CONTROLLER. THE PRIMARY STAND-BY DESIGNATION SHALL BE ALTERNATED WEEKLY.

GENERAL
THE ROOFTOP UNIT AND VAV BOXES SHALL BE CONTROLLED BY A PACKAGED CONTROL SYSTEM THAT COMMUNICATESBETWEEN THE BOXES AND RTU.
THE RTU AND VAV BOXES SHALL COMMUNICATE WITH THE INTEGRATED CONTROL SYSTEM AND ACCEPT SCHEDULINGAND SETPOINT UPDATES FROM THE SYSTEM MANAGER. RTU AND VAV BOX CONTROL SHALL BE HANDLED LOCALLY ATTHE UNIT LEVEL SO THAT THEY ARE NOT DEPENDENT ON NETWORK COMMUNICATIONS. ALL DEVICES SHALL BEAUTOMATICALLY PLACED UNDER OCCUPIED OR UNOCCUPIED OPERATION, WITH OCCUPIED AND UNOCCUPIED HEATINGAND COOLING TEMPERATURE SETPOINTS AND AIR FLOWS. AN ADJUSTABLE SCHEDULE SHALL BE SET AT THE SYSTEMINTERFACE, INCLUDING WEEKEND AND HOLIDAY SCHEDULES, MULTIPLE OCCUPANCY PERIODS PER DAY, AND MIDNIGHTCROSSOVER AS DETERMINED BY THE OWNER. THE INTEGRATED SYSTEM CONTROLLER SHALL STORE ANDGRAPHICALLY DISPLAY TREND INFORMATION FOR ALL DEVICES.
SUPPLY FAN CONTROL
THE SUPPLY FAN RUNS CONTINUOUSLY. SUPPLY FAN VFD WILL MODULATE THE FAN SPEED BASED ON A PID INTERNALTO THE RTU UNIT CONTROLLER MAINTAINING A STATIC PRESSURE SET POINT SENT FROM THE SYSTEM INTERFACE.THE STATIC PRESSURE SET POINT WILL BE RESET AS TO ENSURE THAT AT LEAST ONE VAV BOX DAMPER IS GREATERTHAN 95% (ADJUSTABLE) OPEN AND NO VAV BOXES ARE IN A STARVED CONDITION. THE SYSTEM SHALL ENSURE THIS BYUPDATING THE PRESSURE SET POINT BETWEEN A USER DEFINED MINIMUM AND MAXIMUM DUCT PRESSURE SET POINTEVERY 10 MINUTES.
SAFETIES
ALL SAFETY DEVICES SHALL BE INTERLOCKED TO THE RTU CONTROL CIRCUIT TO INITIATE A UNIT ALARM THAT WILL BESENT TO THE SYSTEM INTERFACE THROUGH THE NETWORK. FAULT CONDITIONS SHALL SHUT THE UNIT DOWN ANDSTOP THE SUPPLY FAN OPERATION. ALARMS HAVE THE CAPABILITY OF BEING RELAYED REMOTELY VIA EMAIL OR TEXTMESSAGE FROM THE SYSTEM INTERFACE, IF ENABLED AND CONNECTED TO THE BUILDING LAN.
HEAT/COOL CHANGE OVER
BY DEFAULT, THE CONTROL TEMPERATURE WILL BE USED BY THE RTU UNIT CONTROLLER TO DETERMINE THEAPPROPRIATE HEAT/COOL MODE AND WILL BE EQUAL TO THE “AGGREGATE” SPACE TEMPERATURE. IN MOST CASES, THEAGGREGATE SPACE TEMPERATURE WILL BE THE WARMEST ZONE TEMPERATURE ASSIGNED TO THE RTU. HOWEVER, IFANY ZONE TEMPERATURE DROPS BELOW THE OCCUPIED HEATING SETPOINT OF THE RTU, THIS ZONE TEMPERATUREWILL BE USED AS THE AGGREGATE. WHEN THE CONTROL TEMPERATURE RISES ABOVE THE RTU’S OCCUPIED COOLINGSETPOINT OF 65 (ADJUSTABLE), THE RTU WILL TRANSITION INTO A COOLING MODE AND MODULATE/STAGE IT’S COOLINGTO MAINTAIN THE DISCHARGE COOLING SETPOINT. WHEN THE CONTROL TEMPERATURE DROPS BELOW THE OCCUPIEDHEATING SETPOINT OF 63 (ADJUSTABLE), THE RTU WILL TRANSITION INTO A HEATING MODE AND MODULATE/STAGE THEHEATER TO MAINTAIN THE DISCHARGE HEATING SETPOINT. THE PURPOSE OF THE DEFAULT OCCUPIED SETPOINTS ISTO ENSURE THAT THE RTU WILL CONTINUALLY OPERATE IN THE COOLING MODE DURING OCCUPIED HOURS. IF THECONTROL TEMPERATURE IS INBETWEEN THE RTU’S OCCUPIED HEATING AND COOLING SETPOINTS, THE RTU WILL BEPUT INTO A “FAN ONLY” MODE,IN WHICH IT IS ONLY PROVIDING VENTILATION AIR.
DISCHARGE TEMPERATURE CONTROL
THE RTU CONTROLLER WILL MONITOR THE SUPPLY AIR TEMPERATURE AND OPERATE THE HEATING AND COOLINGCONTROLS IN SEQUENCE AS REQUIRED TO MAINTAIN A DISCHARGE AIR TEMPERATURE AT THE CURRENT DISCHARGEAIR SETPOINT.
WHEN IN COOLING MODE, THE RTU WILL SEQUENCE THE COOLING OUTPUTS TO MAINTAIN A DISCHARGE SETPOINT OF 55DEGREES F (ADJUSTABLE). GAS HEATING WILL AUTOMATICALLY BE INITIATED TO MAINTAIN A DISCHARGE AIRTEMPERATURE AT THE DISCHARGE COOLING SETPOINT WHEN THE MIXED AIR TEMPERATURE OF THE UNIT DROPSBELOW THIS VALUE. WHEN IN HEATING MODE, THE RTU WILL SEQUENCE HEATING TO MAINTAIN A DISCHARGE SETPOINTOF 85 DEGREES F (ADJUSTABLE). WHEN THE OUTSIDE AIR TEMPERATURE IS BELOW 65°F (ADI) AND ALL THE VAV BOXESARE AT THEIR MINIMUM COOLING POSITION OR ARE IN HEATING MODE, THE SYSTEM SHALL RESET THE SUPPLY AIRTEMPERATURE SET POINT INCREMENTALLY UP TO 65°F (ADI) AS THE OUTSIDE AIR TEMPERATURE REDUCES FROM 65°F(ADI) TO 55°F (ADI). IF ANY ZONE IS UNABLE TO MEET IT'S COOLING MODE SET POINT, THE SUPPLY AIR TEMPERATURESHALL BE REDUCED INCREMENTALLY TO 55°F YBUTK SPACE IS SATISFIED.
ECONOMIZER
WHEN THE OUTSIDE AIR ENTHALPY IS LOWER THAN THE RETURN AIR ENTHALPY, THE RTU WILL MODULATE THE OUTSIDEAIR DAMPER AND THE RETURN AIR DAMPER AS REQUIRED TO MAINTAIN THE DISCHARGE AIR TEMPERATURE AT THECURRENT DISCHARGE SETPOINT. IF UNABLE TO MEET THE DISCHARGE SETPOINT SOLELY WITH THE ECONOMIZER, THERTU WILL BEGIN TO ENGAGE MECHANICAL COOLING WITH THE OUTSIDE AIR DAMPERS OPEN.
POWERED EXHAUST FAN
RTU EXHAUST FAN SHALL MODULATE BASED UPON BUILDING PRESSURE SENSOR. IF THE ECONOMIZER DAMPER ISCLOSED OR THE BUILDING PRESSURE IS BELOW SETPOINT AND THE EXHAUST FAN SPEED IS BELOW 5% (ADJUSTABLE)FOR A PERIOD OF 120 SECONDS (ADJUSTABLE), THE EXHAUST FAN SHALL BE TURNED OFF UNTIL BUILDING PRESSURE ISRESTORED OR THE ECONOMIZER DAMPER RETURNS TO AT LEAST MINIMUM POSITION. BUILDING PRESSURE SHALL BEMAINTAINED AT A NEGATIVE .01" WG DURING OCCUPIED MODE AND NEUTRAL DURING UNOCCUPIED MODE.
MORNING WARM-UP
MORNING WARM UP SHALL BE INITIATED IF THE CONTROL TEMPERATURE IS BELOW THE MORNING WARM UP SETPOINTWHEN THE RTU ENTERS THE OCCUPIED MODE. DURING THIS TIME, THE RTU SHALL MAINTAIN AN ADJUSTABLEDISCHARGE HEATING SETPOINT UNTIL THE MORNING WARM-UP SETPOINT HAS BEEN SATISFIED. THE RTU CONTROLLERSHALL KEEP THE OA DAMPERS CLOSED FOR AN ADJUSTABLE AMOUNT OF TIME AT THE BEGINNING OF THE OCCUPANCYPERIOD.
EXHAUST FAN EF-6 AND EF-7
EXHAUST FAN EF-6 AND EF-7 SHALL RUN CONTINUOUSLY DURING OCCUPIED HOURS AND SHALL BE OFF WHEN BUILDING IS INUNOCCUPIED MODE.
EXHAUST FANS EF-5 AND EF-8
EXHAUST FANS EF-5 AND EF-8 SHALL RUN CONTINUOUSLY DURING OCCUPIED HOURS AND SHALL BE INTERLOCKED WITHRTU-1'S SCHEDULE. WHEN RTU-1 IS IN UNOCCUPIED MODE, THE FANS SHALL BE OFF.
GENERAL
THE CONTROLLER MODULATES THE PRIMARY AIR DAMPER OF THE TERMINAL BOX FOR COOLING AND MODULATESTHE HOT WATER VALVE FOR HEATING. THE AHU MUST PROVIDE COOL SUPPLY AIR DURING OCCUPIED TIMES. THECURRENT SETPOINT WILL HOLD THE VALUE OF ONE OF THE FOLLOWING DETERMINED BY THE SCHEDULE (ADJUSTABLE)AND HEATING OR COOLING MODE: OCCUPIED COOLING SETPOINT, OCCUPIED HEATING SETPOINT, UNOCCUPIED COOLINGSETPOINT, OR UNOCCUPIED HEATING SETPOINT. THE NIGHT COOL SETPOINT AND NIGHT HEAT SETPOINT ARE SET TO THESAME VALUE OF THE PARENT AHU.
THE CONTROL FLOW MINIMUM AND MAXIMUM WILL HOLD THE VALUE EITHER THE COOL FLOW MINIMUM AND MAXIMUM(ADJUSTABLE) OR THE HEAT FLOW MINIMUM AND MAXIMUM (ADJUSTABLE), DETERMINED BY THE COOLING OR HEATINGMODE.
COOLING MODE
THE CONTROLLER WILL TRANSITION INTO COOLING MODE WHEN THE CONTROL TEMP IS ABOVE THE CURRENT SETPOINT.THE CONTROLLER MODULATES THE PRIMARY AIR DAMPER OF THE TERMINAL BOX BETWEEN THE COOL FLOW MINIMUMAND COOL FLOW MAXIMUM TO MAINTAIN THE ROOM TEMPERATURE SETPOINT. IF THE DEMAND FOR COOLINGINCREASES, THE FLOW SETPOINT IS INCREASED. THE HOT WATER CONTROL VALVE IS IN THE FULL BY-PASS POSITIONDURING COOLING MODE. IF THE RTU SUPPLY TEMPERATURE IS GREATER THAN THE CONTROL TEMP, THE FLOW SETPOINTIS OVERRIDDEN BY THE SYSTEM MANAGER TO MAINTAIN ITS MINIMUM VALUE.
HEATING MODE
THE CONTROLLER WILL TRANSITION INTO HEATING MODE WHEN THE CONTROL TEMP IS BELOW THE CURRENT SETPOINT.THE CONTROLLER SETS THE PRIMARY AIR DAMPER OF THE TERMINAL BOX TO THE HEAT FLOW MINIMUM AND MODULATESTEH HOT WATER VALVE TO MAINTAIN THE ROOM TEMPERATURE SETPOINT. THE VALVE SHALL MODULATE TO MAINTAIN THEDISCHARGE AIR SETPOINT. IF THE ROOM TEMPERATURE SETPOINT IS NOT MAINTAINED AT OR ABOVE THE CURRENTSETPOINT, THE PRIMARY AIR DAMPER SHALL MODULATE OPEN AND THE HEATING CONTROLS SHALL MODULATE THEHEATING VALVE TO MAINTAIN THE DISCHARGE TEMPERATURE SETPOINT. IF THE RTU IS PROVIDING HEAT AND THE DATRISES ABOVE 85°F, THE VAV REHEAT WILL BE OVERRIDDEN TO OFF BY THE SYSTEM MANAGER TO PREVENT AN EXCESSIVELYHOT LEAVING AIR TEMPERATURE.
OCCUPIED/UNOCCUPIED MODES
OCCUPIED/UNOCCUPIED MODES SHALL BE DETERMINED VIA AN ADJUSTABLE SCHEDULE. THE ZONE SENSORS SHALL BEPROVIDED WITH AN OVERRIDE BUTTON TO ALLOW AN OCCUPANT TO CHANGE THE UNIT TO THE OCCUPIED MODE IF IT ISCURRENTLY IN THE UNOCCUPIED MODE. THE OVERRIDE TIME SHALL BE ADJUSTABLE BY THE OWNER AND SHALL BE SETDURING COMMISSIONING OF THE SYSTEM.
