The transformation of the existing 1970’s brick veneer Warehouse into a modern A-Grade Office Building at Ferntree Business Park outlines the effective re-use of one of Goodman’s ageing assets. The new facility responds to the requirements of Dräger Medical and Dräger Safety, allowing both businesses to operate effectively and provides a platform for future growth.

Dräger was founded in Lübeck, Germany in 1889 and is in its fifth generation as a family-run global business with nearly 12,000 employees across 9 countries. Dräger is a leading international company in the fields of medical and safety technology, run as separate divisions; Dräger Medical Australia and Dräger Safety Pacific.
The safety division offers its customers complete hazard management solutions with a special focus on personal safety and protecting production facilities. The safety division’s current portfolio includes stationary and mobile gas detection systems, respiratory protection, fire fighting equipment, professional diving gear, and alcohol and drug-testing instruments.
The medical division’s product range covers anesthesia workstations, ventilation equipment for intensive and home care, emergency and mobile ventilation units, warming therapy equipment for infants, patient monitoring equipment, IT solutions and gas management systems.
Dräger was previously a tenant of Ferntree Business Park, occupying Unit 3 until 2004.

Ferntree Business Park is located centrally within the established Notting Hill commercial precinct approximately twenty (20) kilometres from the Melbourne CBD.
The Park has good connectivity to the broader Melbourne metropolitan arterial road network with two diamond interchanges linking to the Monash Freeway (M1) located within approximately one kilometre of the Park.
The Park is a mixture of existing older-style commercial buildings and the recently completed Heidelberg, Schneider, Olympus buildings and Little Collins cafe.

The Estate has evolved significantly since Goodman’s acquisition in 2003, with several warehouses and offices making way for the development of the Heidelberg facility and the first two levels of a multi-storey car park in 2006.
The acquisition involved purchasing three registered titles: 296–310 and 310–324 Ferntree Gully Road and a parcel to the rear, being 2 Redwood Drive. The site has also maintained several one and two storey commercial buildings with long term tenants remaining.
The Dräger facility was previously occupied by Onga Pumps for 20 years prior to their lease expiry in August 2012. Onga used the 11,530 sqm warehouse for manufacturing,
testing and sales of their products. The site has exclusive access from the back of the Estate via Redwood Drive. The redevelopment of the site involved the demolition of a third of the warehouse to make way for the construction of the multi-storey car park, refurbishment of the remaining building and surrounding infrastructure to enable a connection to the wider estate. As part of the development masterplan the estate has recently had all three titles consolidated.

One always lives with the fear that the tender ‘sales pitch’ will fall short of expectations during the execution phase. The decision to run with Goodman and in particular a refurbished 70’s warehouse site came with many risks. Not only did Goodman and their team (Watson Young and Qanstruct) have to convince the Dräger project team they could turn a ‘pigs ear into a silk purse’ but we in turn had to convince our own team that they had the capability to deliver our vision.
I can now confidently say that a transparent, professional approach from all stakeholders has enabled the transformation of an existing building into a fantastic home and workspace of the highest spec and calibre. Well done to all concerned.
