Deciding to move is easy
A painful reminder for us all
Looking for a new place can be
overwhelming. The stress of finding
something suitable, plus the pressure
to sign legally binding contracts can
create a lot of anxiety.
However, anxiety can be controlled
— if not eliminated — by managing
two important factors: how
prepared you are financially and how
knowledgeable you are about the
process. This includes the details of
your transaction, what is expected
from you from a legal standpoint and
all of your financial obligations.
With so much information available
these days on the web, it’s easy to
get distracted. For tips and financial
advice, and the latest property
listings available across Canada,
check out this issue and our website,
YPNextHome.ca. Not only will you
find an easy way to connect with
prospective properties, you’ll be able
to dig deep on details such as costs,
neighbourhood information and
much more.
Deciding to move is easy, finding a
place that matches your criteria can
be the tough part. Let us help. Drop
us a line and let us know if you have
any questions or comments. We’d
love to hear from you.
When an Act of God strikes a cruel
blow such as that delivered in
Fort McMurray, Alta. recently, one
immediate concern – after personal
safety – is home insurance.
Quite literally, when residents
are allowed to return, they have no
idea what they’re going home to.
Will my home still be there? Does my
home insurance cover fire damage?
Does it cover smoke damage? Are
our living expenses covered, having
been evacuated?
And though Prime Minister Justin
Trudeau promises “total support” to
the residents of Fort McMurray –
and Canadian Red Cross raising $30
million and the Alberta government
pledging $100 million in aid –
countless questions remain for
all parties.
Even if you personally are not
affected by the events in Fort
McMurray, they serve as a painful
reminder – check your insurance.
Do you have the right policy? Do
you have enough coverage?
Challenging questions, indeed,
but they pale in comparison to what
those in Fort McMurray are facing.

DISCERNING HOMEBUYERS have a
rare opportunity to build a home of
their dreams on a large lot in a great
location by taking advantage of the
final phase of Dressage in Silverado.
Created by Qualico Communities
on the edge of southwest Calgary’s
Silverado community, Dressage is
moving into its final phase with the
launch of Phase 5 this spring, says
Maribeth Janikowski, communications
manager, Qualico Communities.
“One of the benefits to buying in
Dressage is you can build a brand new
home in the established community
of Silverado so residents can enjoy
amenities, including the new shopping
centre that has a Sobeys, Starbucks
and other shops and services right in
the community,” Janikowski says.
Dressage residents also appreciate
that the location is a short distance
to the foothills and Rockies, yet close
to an abundance of other amenities,
including numerous shops, services,

the nearby Shawnessy shopping area
and up Macleod Trail. As well, they
have the convenience of being just
off Stoney Trail (formerly Hwy. 22X),
with quick access to Macleod and
Deerfoot Trails.
“There are lots of schools, parks
and 3.5 kilometres of pathways,
plus residents have great access to
transit, it’s close to the South Health
Campus and employment areas in
the southwest,” she adds. “It’s a quiet
area, but it’s very accessible with
everything close by.”
Dressage offers buyers a
picturesque landscape and scenic
views as the community backs onto
Radio Tower Creek, an environmental
reserve and the world-class

equestrian facility Spruce Meadows.
“It’s really a beautiful location.”
Builders Augusta Fine Homes and
Baywest Homes are actively selling
$1-million-plus estate homes on large
47- to 75-ft.-wide lots (the average
size is 62-ft. wide) in Phases 2 and 4,
and they are getting down to their
final lots in these phases.
Both builders have stunning
showhomes: Augusta’s eye-catching
bungalow showhome showcases
more than 2,200 sq. ft. of main-
floor living space, while Baywest’s
showhome is a distinctive two-storey
design with almost 3,200 sq. ft. space

earned Dressage a SAM Award last
year for best showhome parade

and NuVista Homes are building
move-up homes starting in the

adds, noting the community offers a
mix of architecture styles including

“We set out to give Dressage
a unique and exclusive enclave

architecture styles are definitely
different and there is lots of
opportunity to build a home with a
distinctive style and with big windows
to take advantage of the views.”
Dressage is also home to StreetSide

Advice | MONEY MATTERS
THE HOUSING MARKET has gone
wild with people panting for good
investments opportunities. Slow down
and consider all the angles before you
dive into homeownership.
There’s something about money
Did you see that? The issue has
shifted from “shelter” to “profi t.” That’s
because people believe that a home
is a good investment.
While money is a key consideration,
it shouldn’t be the only consideration.
If you’re going to make the move
from renting to buying, look at the
dollars and cents.
First there’s the straight calculation
that compares the cost of carrying
your own home (your principal and
interest payments and property taxes)
with the cost of renting one.
Renters aren’t responsible for
maintenance. Homebuyers also
need to consider closing costs which
include legal fees, land transfer tax,
and other miscellaneous expenses
that you avoid by renting. First and
last months’ rent is also a ways
smaller than the typical down
payment on a home.
Of course, when you own, no
matter how small the principal
portion of your mortgage is (and it’s
minuscule in the early years), as long
as the market is stable, and you’re
not looking to make a quick sale,
homeowners are building equity and
increasing their net worth with every
mortgage payment. And when you
sell your principal residence one day,
the money earned is tax free.
Owning versus renting

It’s a wonderful life
When I was in my 20s, I lived in a
neighbourhood that was suited to
a single girl hell bent on a good
time. Back then, renting was the
perfect solution: one of limited
responsibilities and commitment.
Renting is virtually a worry-free
existence — assuming you have a
decent landlord.
Homeownership is a responsibility
that also brings a ton of warm, fuzzy
feelings. It means you can put down
roots. You have complete control of
your environment so, yes, you can
paint your living room red.
Location, location
Buying a home in a neighbourhood
you don’t know well is one a
common mistake. If you’re new in
town, consider renting for six months
or a year to get a feel for the area. If
you like living there, you’ll feel more
comfortable buying a home.
Steady as she goes
Your employment prospects should
be stable before you consider buying
a home. Homeownership requires
a number of regular payments —
mortgage, property taxes, utilities,
maintenance and insurance. Missing
any of these payments can trigger
dire consequences.
There are a number of fi nancial
factors to consider when it comes
to buying versus renting. But the
decision involves much more than
just running the numbers. You’ve also
got to look at the emotional rewards
and challenges of each alternative.
I’ve been a renter and I’ve been
an homeowner, and overall I like
ownership more.

THE CANADIAN HOME BUILDERS’
Association - Calgary Region proudly
celebrated and acknowledged the
innovation and excellence in Calgary
and area’s residential construction
industry at the 29th annual SAM
Awards held April 16 at the TELUS
Convention Centre.
This year, more than 1,500 people
attended the SAM Awards gala that
drew more than 830 entries – on par
with the record set last year – and
fi nalists competing for 58 awards in
10 categories.
After close to 30 years, the SAM
Awards are proof that CHBA - Calgary
Region members have the drive and
ability to create outstanding homes,
renovations, marketing collateral
and so much more, even in the
face of economic adversity. This
perseverance shows the dedication
and determination of the industry,
which is call for celebration in itself.
The quality of submissions for
the 2015 SAMs was outstanding and
the competition was tight as the
home-building industry showed its
commitment to developing unique
designs and innovative building
practices.
Calgary’s SAM Awards program
is the largest of its kind in Canada,
and the number of entries and
new companies entering from year
to year is a true testament to the
passion that drives achievement in
the local industry. SAM stands for
Sales and Marketing and all aspects
of the industry are recognized in the
awards program.
SAM Awards honour excellence in the local home-building industry
CHBA - Calgary Region presented
the SAM Awards in various categories:
New Home Awards, Renovator
Awards, Developer Awards, Multi-
Family Awards, Partner Awards,
Advertising & Marketing Awards,
Industry Achievement Awards, Sales
& Information Centre Awards and,
of course, the most prestigious of
them all – the Grand SAM Awards.
Winning a coveted SAM (a silver
goose fl ying high above its rock base)
is an award that companies strive to
achieve and there are many previous
and fi rst-time winners every year.
Grand SAM Awards are presented
to those who have demonstrated a
superior achievement in design, sales,
advertising and/or service.
The judging process has been fi ne-
tuned over the course of 29 years and
all entries are judged by peers in the
industry and receive equal treatment.
Judges have to qualify fi rst and are
selected for each category specifi c
to their industry experience and
understanding.
The CHBA - Calgary Region also
ensures there is not a confl ict of
interest; for example, judges may not
be employed by any organization
that has entered a category they
are selected to judge. The judging
process and results in all categories
are then audited by an outside fi rm to
ensure authenticity.
During the judging process points
are awarded for each entry; awards
are given based on point totals. The
top fi ve in each category receive
additional placement points that
help determine the Grand SAM
winners. Companies must enter a
set number of categories in order to
qualify and should win at least one
of those categories in order to be
considered for a Grand SAM.
So, when you consider the
judging process each entry goes
through, to be named a fi nalist in
any category is an achievement
in itself.
Without a doubt the SAM Awards
have contributed signifi cantly in
raising the bar year after year in
residential housing as so many
home builders, developers and
other industry experts work
diligently to improve each year. As
a result, Calgary and its surrounding
communities are home to some of
the most innovative products found
anywhere in Canada.
Congratulations to not only the
winners and the fi nalists, but to all
the companies that submitted an
entry for the 2015 SAM Awards and
strive to make the industry better.

there were 830 entries and finalists
competed for 60 awards in 10

ASK AN EXPERT: by HEATHER RYAN
Q & A
Q&AAsk An Expert
Q: Can you give us some advice on spring maintenance for
the home?
A: Now that the snow is likely gone from your yard a good place to
start your spring maintenance is outside, says Ron Heggs, director of
special projects for Shane Homes.
“One of the most important things, especially for those with a new
home, is the grade around the house may need to be brought back
up to the proper height,” Heggs says. Homeowners generally should
check around the foundation after the snow disappears to make
sure the grade drains away from the home and fill any settlement
that may have developed over winter.
Make sure down pipes are clear of debris so rain water can drain
properly and that they’re lowered so water funnels away from the
foundation of the house. You will also need to check the pipes and

replace any that have been damaged over the winter.
“Calgary’s weather is hard on decks so maintenance is needed,”
Heggs says. Clean the dirt off your vinyl deck with warm water and a
mild soap solution – he cautions using a pressure washer as it may
damage the vinyl. With wood decks secure any loose boards and
inspect to see if it needs sanding and re-staining.
Also, turn the main water valve back on for the outdoor taps
and clear away any debris from around any outdoor vents or air-
conditioning units.
Inside, change the furnace filter and clean the humidifier then
turn it off for the summer. “If you have a heat recovery ventilator
(HRV) take the filers out and clean them with soap and water and
usually there’s a plastic heat exchanger that should also be cleaned,”
Heggs says.
While you’re there, pour water down the basement drain if it
hasn’t been done for a while and check dryer vents to ensure
they’re clear of lint.
“If you have a gas fireplace, it’s a good time check it, clean the
glass and, if it has a pilot light, turn it off for summer,” he adds.

Could a Foreign Investor Real Estate Craze
Be Coming to Alberta?
Recently, traditional real estate indicators, such as household income, have served as only a base to measure just how gravity-defiant housing price growth continues to be within the Toronto and Vancouver markets.
This situation has all but confirmed a sizable presence of foreign buyers within these markets, a topic of which there is no yielding measure to date. However, some notable agencies have recently “hypothesized” that Chinese foreign investors specifically may have accounted for 14% and 33% of Toronto and Vancouver real estate sales in 2015 respectively (National Bank of Canada).
Arguments regarding the motivations of these investors namely point to a strategy of wealth preservation amidst China’s wavering financial system (taken for granted here). However, one of the most interesting situations likely encouraging this investment is that the price of our real estate in Yuan (China’s currency) has actually been falling over recent years, until now.
So far in 2016, the Canadian-Yuan exchange rate has held strong by an annual comparison, after years of
falling continuously since 2013. As such, this year has come to represent the first in many years that a Chinese foreign investor would actually have to pay a considerable amount more for the average home in the Vancouver and Toronto markets (see figure below). Notably, this is not the case for Alberta’s historically-sound Edmonton and Calgary real estate markets.
Looking ahead, many economists have predicted that a Chinese led foreign investment “craze” will likely continue, as further woes are expected to plague China’s investment sector.
In our opinion, all of these points represent a marketable opportunity for agents and developers of Alberta’s real estate markets to attract more of this investment their way.
As a point of encouragement, consider that Juwai.com, a popular online listing service where Chinese investors can look for international real estate, recently reported that inquiries about specific properties in Alberta increased 70% in 2015 (Bloomberg News, April 2016).

Property Profile | BROOKFIELD RESIDENTIAL, ALBI HOMES, MORRISON HOMES & JAYMANBUILT
SYMONS GATE, the recipient of Calgary’s 2015 New
Community of the Year award, continues to draw young
families to the city’s vibrant, amenity-rich northwest.
“We’re both thrilled and humbled to have Symons Gate
recognized as the best in the city,” says Jessie Seymour,
senior manager of strategic marketing at Brookfield
Residential. “There’s a real community spirit emerging, and
it’s exciting to watch it grow as we continue to welcome
our new homeowners.”
Located next to the beloved year-round Symons Valley
Ranch Farmers’ Market, and just minutes from Creekside
Shopping Centre, the award-winning community offers
contemporary city living with a touch of country charm. A
pristine environmental preserve borders the community,
while shopping centres, recreational facilities and premier
hospitals are just a short drive from home. At Symons
Gate, homeowners are blessed with having urban
amenities at their fingertips and nature at their doorstep.
Building upon last year’s successful launch, Brookfield
Residential has recently released its highly anticipated suite
of semi-detached homes. Reflecting the community’s
prairie modern style, Brookfield’s new collection of carefully
designed inner-city inspired plans range from 1,410 to 1,510
sq. ft., and are attractively priced from the mid-$300’s.
Another exciting development within Symons Gate is
the upcoming grand opening of Albi, Luxury by Brookfield
Residential’s two new showhomes on May 28. Awarded
the Marketing Excellence and Design Excellence honours,
Calgary’s leading luxury home builder is offering a
selection of six unique plans, including spacious four-
bedroom models that are ideal for growing families.
Homeownership with Albi starts in the mid-$500’s and the
sales centre, which is now open, has a wide selection of
lots to choose from – including desirable walkout lots.
Calgary’s North is a big win for
Brookfield Residential
Calgary’s burgeoning north will enjoy the
spotlight once again, when Brookfield launches
Livingston at 144th Avenue and Centre Street
north in early 2017. Offering an extensive range
of more than 10,000 affordable single- and
multi-family homes, this 1,270-acre master-
planned community will forever change
the northern Centre Street corridor and set
a new standard for community planning
in the city. “Our vision for Livingston,” says
Seymour, “is to create an innovative, connected
neighbourhood with an abundance of parks
and greenspace, a walkable town centre, and
convenient access to downtown Calgary via
the newly approved Green Line, which will
have a terminus station within the community.”
Once complete, Livingston will be the 62nd
community built by Brookfield Residential in
Calgary over its 58-year history.

CREATIONS BY SHANE HOMES is
creating an urban oasis in the heart of
Airdrie with its newest duplex offering
and showhomes located in the new
community of Midtown.
“The showhomes are different
to what people have seen with our
duplexes in the past,” says Area
Manager Satwinder Notay. “We have
the traditional prairie and homestead
styles that people are familiar with,
but now we’re presenting an urban
look that has bigger windows, lower
roof lines and a modern feel so
customers have choice of the look
they want.
“The Galea showhome has an
urban exterior, but inside customers
love the country feel that suits the
small town charm that buyers in
Airdrie desire,” she adds. “The Galea
is one of our most popular models
in the Creations lineup and it’s an
award-winning floor plan.
“We just opened the showhomes
and we’re getting a really positive
response, people say they can see the
quality, the great use of space and the
highly functional design. The duplexes
offer something for everyone… from
those who want an open concept
plan to those who want separation
between living spaces.”

soft grey and white paint tones and
by an expansive central island with
breakfast bar seating, features black

the dark-stained maple cabinets,
a brick-pattern backsplash tile and
stainless steel appliances. The kitchen
also includes a walk-in pantry across
from the island providing ample

The grey floor tile returns in the
mud room off the rear entry and
there is a large double closet to stash

Upstairs, the owners’ suite provides

Showhome Review | SHANE HOMES
PRESENTING A GRAND FEEL, spacious
design and numerous optional layouts
has made the Tofino II one of Shane
Homes’ most popular models and
a sure hit among buyers in the new
community of Midtown in Airdrie.
“The Tofino II is one of our top
sellers because it offers a great design
with lots of windows and a grand
open to below floor plan,” says Area
Manager Derek Cuevas. “It’s perfect
for entertaining, with lots of room to
sit and socialize or have dinner with
friends and family.”
“We’ve just opened this
showhome and we’re getting great
feedback from our visitors; they
love the colours and brightness of
the home, the central bonus room
upstairs and the master bedroom
ensuite, which is amazing with an
oversized walk-in closet, a luxurious
corner soaker tub and 48-by-34-
inch three-sided tile shower,” he
says. “People also love the walk-
through pantry and comment on
how great the kitchen is; it’s really a
great space.”
A major appeal to clients is that the
Tofino II offers several different main
floor and second floor layout options
to fit buyers’ needs, and “they love
that our plans can be fully customized
allowing them to build their dream
home,” Cuevas notes.
The 2,315-sq.-ft. Tofino II
showhome in Midtown welcomes
you inside with a soft grey and white
colour scheme giving the home a
warm, contemporary feel. The wide
open entry provides plenty of space
to greet guests and there’s ample
room for a convenient bench and/
or a hall table. A large-profile tile at
the entry stretches throughout the
main floor.
Off the entry is a convenient half-
bath and down the hall sliding french
doors open to an IT centre with a
huge built-in dual work station.
The spacious mudroom off the
garage features a convenient storage
closet and built-in bench, and is
connected to the large walk-through
kitchen pantry.

Advice | FUNDAMENTALLY SPEAKING
PLANNING TO BUY YOUR FIRST home
and not sure where to begin? Here
are six homebuying tips to help you
prepare.
1. Get with the programs
There are various government
programs available to help you
buy a home.
Home Buyers’ Plan (HBP): The
HBP allows fi rst-time buyers to
withdraw up to $25,000 from their
RRSP to put toward a down payment
on a home. You have up to 15 years
to repay the funds.
First-Time Home Buyers’ Tax
Credit (HBTC): Eligible fi rst-time
buyers can apply for the HBTC to
help o set the costs associated with
purchasing a home, such as legal
fees, disbursements and land transfer
taxes. The credit can provide up to
$750 in federal tax relief.
More information on these
programs is available at cra.gc.ca.
2. Explore your options
First-time buyers can buy a home with
as little as fi ve per cent of the purchase
price as a down payment — as long
as the property is less than $500,000.
Anything higher than that, and the
minimum down payment for the portion
of the price higher than $500,000 is
10 per cent. So, assuming your price
range is at that threshold, you’ll need
to come up with at least $25,000.
At that purchase price, depending
on the market you’re in, this could
mean you’d then be looking at a
townhome, semi-detached or even a
condo, instead of a detached home.

3. Check with the bank of mom and dad
If your parents are baby boomers
who have had the good fortune of
building equity over the years as they
paid down their mortgage while the
value of their property multiplied,
well… they may be in a position to
help. Many buyers are hitting up the
bank of mom and dad. In the last two
years, 28 per cent of fi rst-time buyers
called on the bank of mom and dad
to help fi nance their purchase; from
2010 to 2014, only 17 per cent did.
4. Become tech savvy
Mortgage consumers are becoming
very tech savvy. In Canada Mortgage
and Housing Corp.’s 2015 Mortgage
Consumer Survey, 78 per cent of
respondents researched online,
with 70 per cent using a mortgage
calculator to help determine their
payments. And social media is playing
a more important role — 20 per cent
used sites such as Facebook to learn
more, 17 per cent used a mobile
device, and of those, 22 per cent used
a mortgage related app. And all of
these fi gures are growing.
5. Befriend a broker or banker
Like many things in life, it’s all about
relationships. And whether you use
a broker or a banker to secure a
mortgage, you’ll likely come to value
the relationship. In the same CMHC
survey, consumer loyalty strengthened
the longer people stayed with their
lender. But since we’re talking about
money, people are willing to switch
lenders to get a better rate and save —
a fact which is much more prevalent
for bankers than brokers. And because
brokers are able to o er products
from multiple lenders, as opposed to
bankers who o er only the products of
their own institution, the market share
held by brokers is growing notably,
particularly among repeat buyers.
6. Research, research, research
These days, with prices rising as they
are and uncertainty in some markets,
thorough research is an absolute
must. Everything from your target
area, desired housing type, builder or
realtor, fi nances, how much you can
a ord, who you borrow from and the
structure of your mortgage — take
your time. Take months. Don’t rush
anything. Anything.

PATIO LIVING
A PATIO IS AN EXTREMELY VERSATILE LIVING SPACE. If
you love to entertain a patio can become an extension
of your kitchen. If chilling out and reading on a comfy
lounger is more your thing, a patio is the perfect spot. Its
design and shape often determine the flow of your yard. A
professionally designed and built patio can provide many
years of outdoor enjoyment.
With a variety of high quality products and many
different design concepts a patio can be customized to
compliment any space. Many Homeowners crave the
need for privacy and having a ground level patio provides
your living space with function, intimacy and comfort.
Natural Stone is the highest quality material to use for a
patio and can provide the look of a flush outdoor floor.

all traits of natural stone. Paving stones are also an option
that can be creatively incorporated into your space.
Paving stones are more cost effective than natural
stone and come in a wide variety of colors, textures and
sizes. Concrete is a product which is extremely functional,
low maintenance and is very cost effective. Concrete can
be done with a brushed, exposed or stamped finish. All
types of patios can follow curves and patterns or be very
linear and simple.

There are many different styles of patios that
can be built. Wood work, rock, water features,
fire pits, plantings and mulch are all products
that can be carefully chosen to complement
any style or size of patio. A consultation with
your landscaper and a creative and functional
design is the best place to start when
considering what type of outdoor space will
best suite you and your home. Clearly, there
are many choices and it pays to explore all your
options carefully. More importantly hiring the
right company for the job will ensure you can
relax on the patio of your dreams.
A stylish functional yard can create a vibrant
feel to your home. Be the envy of the block
and provide a sanctuary for your family, friends
and pets. Landscaping improves your quality
of life, the value of your home and adds a
little personal flare. Landscape 360 is a full-
service landscape construction company. Our
philosophy is based upon professionalism,
quality, trust and respect. A locally owned and
operated Calgary based company, Landscape
360 specializes in residential, estate and
acreage landscape construction. Brad Jackman
and Brian Smith lead a team of friendly,
knowledgeable and hardworking staff. We have
a combined 27 years of experience within the
landscape industry. If it is a fully conceptual
design you require or a smaller project, we will
be happy to help.

IS IN THE EYE OF THE BEHOLDER
LUXURYSARAH RICHARDSON
By Elisa Krovblit | Photos by Stacey Brandford
SARAH RICHARDSON HAS ONE OF THE MOST RECOGNIZABLE NAMES IN THE DESIGN WORLD. ROOM SERVICE. DESIGN INC. SARAH’S COTTAGE. SARAH’S HOUSE. SARAH 101. REAL POTENTIAL. THESE HGTV PROGRAMS HAVE BROUGHT SARAH INTO THE LIVING ROOMS OF PEOPLE AROUND THE WORLD FOR MORE THAN 10 YEARS. IN THAT TIME, SARAH HAS CREATED A FOLLOWING OF FANS WHO ADORE HER STYLE AND EXUBERANCE, TAKING TIPS, IDEAS AND JUST INDULGING IN HER BEAUTIFUL DESIGN. WE CAUGHT UP WITH SARAH TO ASK HER A FEW THINGS ABOUT LUXURY, LIFESTYLE AND THE THINGS THAT MAKE SARAH’S HOUSE A HOME.
54 YPNEXTHOME.CA
Sarah has let us step into her
home both on TV and in her
gorgeous new design book, At
Home: Sarah Style. Room by room,
home by home – from city home to
farmhouse and cottage getaways –
we get to explore the spaces Sarah
has created to enjoy with her family.
It’s not a designer putting favourite
projects forward, it’s a designer
living her design, showing the way
she embraces these elements and
executes them to meet her family’s
needs. From furniture to art, from
colour palette to material choices,
little details, big design elements and
the view, Sarah has put her expertise
to work to create the perfect project
for an especially important client –
her family.
After looking at these beautiful
spaces and wonderful escapes, we had
a chance to ask Sarah about her sense
of luxury.
“I haven’t said ‘luxury’ as many times
in the past month as I’ve said in this
interview,” Sarah remarks halfway
through our discussion. It’s quite a
significant comment, and clarifies her
perspective in one concise moment.
Sarah explains that she isn’t about
labels or grandeur or “bling” or big
shows of ostentation; and too often
that’s what we envision when we
think luxury.
“I believe in little luxuries,” Sarah
says. “I’m not into luxury for the
sake of luxury.” Art is a favourite
item she feels is a luxury. “Art is all
encompassing,” she says. It’s not the
price point, but the intrinsic value that
makes it a luxury. “Something that
speaks to you, created with passion
and purpose. Regardless of budget,
the biggest investment in luxury is
the art.”
Not just big canvases, “it can be a
vase – handmade by an artisan,” she
says. Supporting the arts and those
that create these beautiful objects
is important, “not disposable, mass
market items.”
When looking at our homes, where
we put our money, she explains, from
a project perspective is “big ticket
living – investing in kitchens and
baths.” But when it comes down to
luxury, those rooms don’t define a
home. It’s the way you complete the
home that brings in that luxury.
One of Sarah’s favourite spaces
is the living room of her city house,
“because I was able to find some
really great vintage pieces. A Milo
Baughman chaise and chairs, and a
Willy Rizzo coffee table. It’s a luxury
to be able to score unique pieces.”
One other luxury Sarah feels
benefits everyone is the luxury of
having somewhere to get away.
“Having another place to go,” she
explains, is important. While Sarah
really appreciates her home-away-
from-home escapes, she also views
A look through At Home: Sarah Style is a wonderful tour of the homes in Sarah’s life. These include her city home – both before and after a major renovation – a cottage, a farmhouse and her mother’s home. Each fulfills a different use, a different need and the design is effective in committing those roles. From playful and funky to sophisticated and elegant, the pages are full of incredible imagery with anecdotal explanations from Sarah. The recipes are wonderful too. You won’t know what you did without the Cosmic Sandwich in your life.
travel, just getting away and taking
time, as being the real luxury.
“Luxury is all relative,” she says. Paring
down life to its most simple elements,
having things to appreciate, and time to
enjoy one’s life are definitely the luxuries
Sarah appreciates.
When I ask Sarah if she has
anything else to say about luxury, her
response captured our discussion
perfectly. She told me “Luxury is in
the eye of the beholder.”
Sarah’s top 5 affordable luxuries that make her love being home
1. Stealing some quiet time on a weekend afternoon beside a crackling fire to dive into a new issue of a design magazine with my feet up while I’m covered in a cosy throw, (I’m adding some beautiful loomed cotton throws to my product line for early summer).
2. A steaming hot giant Nespresso latte in a mug that was hand painted by one of our daughters. Beautiful form mixed with great function has made me the owner of a Nespresso in every kitchen; work and home, city and country.
3. Thoughtfully made and passionately crafted decorative arts. In every room of our house, there are sentimental handmade pieces that are sculpturally beautiful but not necessarily decadent or expensive. Investing in pretty little affordable luxuries and supporting talented artisans makes me happy.
4. Candlelight. Nothing is more calming and relaxing at the end of a busy work day than a room bathed in the glow of candlelight. Candles aren’t for special occasions in our home. They are a daily necessity. It’s the little things that matter.
5. Fresh flowers. The finishing touch to any well-designed room is something lovely and living. I don’t have time to get to the flower store and treat myself often, but I always have potted orchids to brighten up my rooms. Whether you get them at the grocery store or the florist, potted orchids are an inexpensive floral choice that will bloom for about four months!

A WARM AND INVITING neighbourhood,
Kingsland plays host to popular spots
like the Market on MacLeod and
Kingsland Park. This community is
walking distance to Chinook Centre,
including their Cineplex movie
theatres and the newly opened Target
and Nordstrom.
Lifestyle
Kingsland’s lifestyle can be summed
up by the resident’s love of small
local businesses, public parks and
the ease of being close to so many
public transit options. Kingsland Park
and the Community Association
provide so much for this great area –
including community activities year-
round. With residents of all ages, this
area is thriving for both families and
senior citizens.
Vibe
Established in 1957, Kingsland is an
older neighbourhood but boasts
a very young and upcoming vibe.
Neighbourhood Profi le
Warm, inviting and on the rise
Kingsland
With the addition of the Market
on MacLeod, this area is home to
many young families and young
professionals purchasing their fi rst
home. A shift is defi nitely come to the
area as more infi ll projects are being
built where duplexes once stood.
Meet the neighbours
Residents of Kingsland vary – some
have lived here for years and years,
but also a lot of young families and
young couples moving into the area
because it is clear this is an up and
coming area for real estate.
In the area
Proximity to Chinook Centre is
a real plus for residents. With so
many amenities on hand, you hardly
need to leave the area. However,
with easy access to major roads
such as MacLeod Trail, Elbow Drive,
Glenmore Trail and Heritage Drive,
it is convenient to get to other
quadrants of the city.
Planes, trains & automobiles
Kingsland is located centrally
between Heritage LRT and the
Chinook LRT Station, making it ideal
for anyone who relies on public
transit. Beyond public transit, this
area is known for heavy car use and
limited street parking.
The good, the bad & the rest
A mostly quiet neighbourhood, this
community is turning into a real gem
with additions such as the farmers’
market and other local businesses.
With such close access to MacLeod
Trail, it can often be busy with tra c
and also attract some transient
characters to the area. For the most
part, people keep to themselves and
take pride in their homes.

Advice | MORTGAGE MOGUL
WHETHER YOU have just recently
purchased a home, or you are in
the process of fi nding your future
property, for most people, having
house insurance in place and installing
a home security system is usually the
only protection one arranges.
Granted, if you have a mortgage,
you don’t have a lot of choice in the
matter, as house/fi re insurance is
mandatory. And while many home
security systems o er peace of mind
against theft, fi re, carbon monoxide
and fl ooding, they also help reduce
your home insurance premiums.
Let’s be honest, when it comes
to the purchase of a home, we are
bombarded with what seems like
endless decision making. So when
you think it’s just about over and
homeownership is now in sight, you
are asked by your mortgage broker
whether you have considered taking
life or disability insurance. At this
stage, many people are prone to
waiving any type of coverage due to
the additional cost they will incur. But
is this the right decision?
I am not an insurance sales
representative, nor am I licensed
to sell insurance. However, I
am mandated by RECA (Real
Estate Council Of Alberta) and
AMBA (Alberta Mortgage Brokers
Association) to present clients
with the most basic of protection
options for their mortgage, in the
event that the unthinkable should
happen. Having a fi nancial planning
background, I feel that this a value
added service that I can o er my
clients if they feel this is something
they want to explore further. If a
client does wish to look at any of
these options, I complete a basic
application with them and forward
it to an insurance company. A
licensed insurance professional
then contacts the client to continue
through the process.
Protecting your investment
So, why does one need insurance
for a mortgage? Why would anyone
want to protect such a huge debt?
The simple answer is – to protect
you and your family as well as your
asset. More often than I care to
admit, there have been life changing
circumstances that have resulted
in clients losing their homes due to
a signifi cant reduction in income,
not allowing the continuation of
mortgage payments to take place,
thus resulting in either being forced to
sell your home, or worse yet, the bank
forecloses on your property.
In the event that a death should
occur, wouldn’t it be nice to know
that you have an insurance policy in
place to either pay out the remaining
balance of your mortgage, or perhaps
a term policy that provides the
benefi ciary with a lump sum payment
that they may use to either manage
the mortgage payments or pay o the
mortgage in its entirety.
Imagine that you get injured in
a freak accident, and this change
in circumstances doesn’t allow
you to go to work and earn your
regular income. For many folks, their
employer o ers a disability insurance,
whether it be short or long term. On
the surface, this sounds encouraging.
The problem is, with many disability
policies, you get only a percentage of
your income while you are recovering.
So the question that one must ask
themselves is… Can I meet all of my
fi nancial obligations if I am receiving
anything less than 100 per cent of
my regular income. For many people,
the answer is a resounding no. One
alternative is to obtain additional
disability coverage for such situations.
It is always my goal to offer
clients the most comprehensive
service possible, and while many
people don’t like discussing the
topic of insurance, it is my mandate
to at least make them aware of the
types of coverage available and how
they might apply to them.
As always, I welcome any questions
or comments you may have regarding
the information contained in my
articles. Until next month…
