Building Management System (BMS) - DefinitionBuilding Management System (BMS) is an

automation system installed on buildings that monitor and control the buildings HVAC , Electrical & Lighting equipment such as

Chilled Water SystemAir Handling SystemLighting Control SystemPower Monitoring SystemFire and Security System

Building Management System (BMS) - DefinitionDifferent systems of a building

Building Management System (BMS) - DefinitionWhy do we need Building Management

System

All buildings have some form of mechanical ,HVAC , electrical services to provide facilities necessary for maintaining a comfortable working/living environment and basic controls take the form of manual operation which is time consuming.

The purpose of BMS is to take control of these operations in the most efficient way possible .

Building Management System (BMS) - Architecture

Building Management System (BMS) – General ConceptDifferent Levels of BMS –Field Level, Automation Level and Management LevelManagement Level - This will reside either on the

network controller or in BMS PC/Server ( Graphics , Histories, Alarms etc directly associated

to the software )Automation Level – Network Controller , Application

Specific ControllerField Level –Direct Digital Controllers (DDC)

Sensors, Actuators etc

Building Management System (BMS) – General ConceptNetwork Controller These are the main controller which communicate

in IP/Ethernet/MSTP medium using standard automation protocols

DDC Controller These are the second level controllers which

connects to field level devices ( sensors , actuators etc.) and communicates with the Network controllers through standard building automation protocols like BACnet , modbus , Lonwokrs using MSTP medium

Building Management System (BMS) – General ConceptApplication Specific controllers These are directly coupled with any specific

HVAC devices ( FCU controller , VAV controller , Thermostat)

They are programmable They are communicating type or stand alone

type They communicate using any of the standard

protocols (BACnet , modbus etc)

Building Management System (BMS) – General ConceptBuilding Automation Industry Standard Protocols Controllers communicate using different kinds

of protocols . Popular Protocols are BACnet modbus Lonworks OPC KNX Zigbee

Building Management System (BMS) – General ConceptCables & Wires TCP/IP cables ( rj45 or above ) – They are used for communication between

network layer controller and BMS PC

MSTP Cable Twisted pair stp/utp cables are used for

looping DDCs which communicate in BACnet MSTP or modbus rtu.
