For most of us, homes are not only where we live but are also our biggest single
investment. As a living space, a home’s design and condition impact our lives
day in and day out. As an investment, we seek to preserve and enhance value
in the marketplace. When considering remodeling and improvement projects,
we must consider both roles. Architectural details have been popular for years,
and statistics show they are becoming even more popular in the 21st Century.
Although value is difficult to compute, a recent nationwide building society
survey found that buyers pay a premium of up to 30% for properties with more
“character” – defined in the survey as architectural details, ornamentation and
molding/millwork How much of this premium your clients can earn depends on
how much character you build or design into the home

7 FOLLOWING THE 5 D’S OF REMODELING
While every market is different, an understanding of the 5 D’s of remodeling should
help you get the most for your client:
1. Distance
2. Deficiency
3. Distinctiveness
4. Demand
5. Degree
These items pertain to both residential and commercial remodeling.

#1 Distance/ curb appeal - This has to do with how well the property looks from the street before a person gets out of the car If someone doesn’t have interest at first glance, your customer will never get them inside Ornamentation on the front of the home is EXTREMELY important to draw people in – things like door trim, columns and other millwork
#2 Deficiency – This has to do with whether or not your client’s home is flawed compared to other homes next to it. If all the other homes on the block have a beautiful front porch with columns, your home may look bleak without them.
#3 Distinctiveness – It is the one thing most people talk about In fact, it’s what owners and their realtors talk about when they describe the house to others. When people buy, they tend to do so on EMOTION – how does the home make them feel? Emotion is usually developed based on special and distinctive features - things such as a grand foyer, coffered ceilings, elegant crown molding and so on
#4 Demand.- While special features are important, they are of no help and can even lower the value if these features are not in wide demand. Anything zany or out of character should be avoided. Items such as time-honored ornamentation, millwork, columns, balustrades, moldings all present a timeless quality that people love and that make homes look and feel more expensive
#5 Degree – Remember, things need to be done by degrees. No matter what you do, don’t overdo it. After you add a number of special features, each additional one will have a relatively smaller impact on resale value and your client won’t appreciate your extra work

and block a good look at the house.
"People forget about their trees more than almost anything," says Roger Voisinet, a
thirty-year veteran of the Charlottesville, Virginia real estate market. Yet, landscaping is
one of the top three investments that bring the biggest return. According to a 2007
survey of 2,000 brokers conducted by HomeGain, an online real estate marketing site,
an investment of around $400 or $500 dollars in landscaping, can bring a return of
four times that. "It could really make a significant difference in the price. Nobody likes
to spend money, but landscaping might even be the most important thing, even if
owners have kept up the house," says Voisinet.
Reba Haas agrees, "Overgrown landscaping is a problem at all price points." Haas says
it hurts with marketing too. "People say, 'Where's the house?" If buyers can't see what
they are getting, they just move right on."

people want an open space. Having to many walls can make a home feel
dark and closed in.
2 Add a few windows. Adding windows allows light to shine in. The more
natural light the better and it gives the allusion of a very spacious room.
3 Get rid of the clutter! Removing large bulk pieces of furniture and
removing all of the useless items in your home can let a homebuyer
imagine their own ideas. This allows them to be creative and not feel so
overwhelmed with your belongings everywhere.
